Listing of the Day: Van Cortlandt Village 1 Bedroom

91 VAN CORTLANDT AVE, 1 Bedroom - $155,000

This is a hidden little nabe right near Van Cortlandt Park, but without the Riverdale mark-up. The listing calls this hood Kingsbridge Heights, but I think the agent is just trying to capitalize on one of the few recognizable real estate hood names in the BoogieDown. I would certainly call this Van Cortlandt Village, but hey, Bronx neighborhood lines are notoriously vague.

In any case, the apartment is pretty damned nice. I sort of like the weird cube-shelve things, but I'm sure they're not for everyone. At a bargain of $155,000 you can put in your own quirky decorative touches when you throw that excess cash into making this pad your own.

I will say that the hood is pretty quite and residential (good), but has an issue with no direct subway service (bad). The closest train is the 4 at Mosholu Parkway, which is about a 10-15 minute walk.

The listing says they'd take 10% down, so you can get into this puppy for only $15,500 and closing fees. That's right - the BoogieDowner does math, too. Oh, and maintenance is only $537/mo.

Also, did we mention Corcoran is the listing company? Fancy, right?

The BoogieDowner isn't hating on Riverdale. We're just pointing out that the same pad a few block away in Riverdale would be much more expensive. We're bargain hunters here.

Also, I need a confirmation on something: do Riverdale residents address their return address on mail as Bronx, NY or Riverdale, NY? Just checking to see if Riverdale embraces its true Bronx roots or not...

I've seen mail addressed as Riverdale, NY.

Manhattan College also has its address on the website listed as Riverdale, NY.

Northern Riverdale, zip code 10471, is usually considered "Riverdale" (that's where Mt. St. Vincent is located) while the other parts of Riverdale, zip code 10463, is either Riverdale or more likely just Bronx, NY. Parts of 10463 are certainly not in Riverdale proper (Van Cortlandt Village for one) and so this area is Bronx. But some people use Riverdale for the entire area in the NW Bronx.

Wait, so it seems from the end of your post that you are making a distinction between "Bronx" and "Riverdale." Riverdale is in the Bronx, no matter what the mailing addresses say. We embrace you Riverdale, we want some loving back - change your mailing address to embrace you Bronx identity!
