Listing of the Day: 5,000 Square Feet of Restored Beauty

W. 195th Street at Webb Avenue, 5 bedrooms, 3.5 baths - $645,000

This is a property I always drool over when I pass it on my way to Target/Planet Fitness, so when I recently saw the For Sale sign go up, I just had to look it up on the interweb and profile it.

This five bedroom house is located on a whopping 5,000 square foot corner lot. Aside from having a backyard and a garden, this puppy boasts not one but TWO 2 car garages. And hey, if you're in a position to buy a property at this price point, you just may have enough vehicles to fill those garage spots. If not, the rental income for the spots would be some nice bonus money.

Now onto the actual abode...The pictures really say it all with this place. It appears that whoever owns this house has completely restored the property to its original glory. The home features many original details from the 20s and 30s, but also offers upgraded electric, cable and internet wiring. There are three terraces, a pantry, and a solarium. It also appears that some sort of lecture room has been either restored or added to the house - a quirky feature that would be great if you're crazy enough to home-school all those kids filling your five bedrooms.

You'd be able to take the BxM3 express bus into Manhattan from Kingsbridge Road/Sedgwick Avenue, or you could hoof it to the Kingsbridge Road 4 train station. You'd also be within walking distance of the Marble Hill Target, Marshall's, Starbucks, and Planet Fitness.

So, all in all, if we ever come into $645,000, we'd love to snap a place like this up.

Listing of the Day: Fancy Fedders in Kingsbridge Heights

2792 Sedgwick Avenue, 2 Bedrooms, 2 Bathrooms - $240,000

This building caught the eye of the missus as she was biking to the gym in Marble Hill a while back, but this is the first time I've come across a listing in the building.

This particular unit is not a huge 2 bedroom at 774 square feet, but you do get some bang for your real estate buck here. There are 2 bathrooms (very uncommon in the BoogieDown's apartment stock), 2 balconies, a storage unit in the basement, a washer/dryer in the unit itself, and what seems to be a parking garage/lot on-site (but I'm sure it's wait listed or the listing agent would have pimped the availability pretty hard).

The balconies are a very nice amenity, and the little patches of green out front (even though rather small) help to make the building pop with domesticity. A lot of newish Fedders construction can look like something out of occupied Warsaw circa 1955 (apologies to all industrial Soviet architecture lovers out there), but this manages to break the mold a bit. $240K might be a little high in this market, but this seems to be a quality unit tucked away in a little nook of Kingsbridge Heights.

You'd be in walking or biking distance to the Target, Planet Fitness, Starbucks, Marshalls, etc. down in Marble Hill. There is some shopping on Kingsbridge Road. You'd be pretty close to Lehman College as well for cultural/educational offerings. The Kingsbridge Armory (with whatever ends up occupying the space) would also be in walking distance.

Transportation would be east to the 4 train at Kingsbridge Road and Jerome Avenue or head west to the 1 train at 225th Street and Broadway.

One last thing popped out to the the ole BD as he inspected the pics accompanying the listing. If you look closely at the pics that feature the television it appears to be a cardboard dummy TV. The best shot is in pic #9 after the jump. What's your vote? Methinks it's a staging prop, but sometimes scouring the interweb for LODs fries my brain and eyes a bit. Listing of the Day: Kingsbrideg Heights Rental

W. 230th Street at Heath Avenue, 3 Bedrooms, - $1,450/month

This is a lot of apartment for only $1,450 a month. As a share it's less than $500 per bedroom. The pics seem nice enough and the listing boasts of new appliances. The listing even mentions "garage parking" but who knows a) if it even exists b) how expensive it is or c) if there is a ten year wait list?

The hood isn't Mayberry, but you'd be close to the small Old Number 4 Fort Park and the Reservoir. Lehman is right in the hood so you'd have all the cultural stuff it offers (like the Bronx Opera and Lehman's very own art gallery).

There is decent shopping on Kingsbridge Road (think little Fordham Road), and lots of real shopping over in Marble Hill with our beloved Target et al. There's even a Planet Fitness over there if you're looking to get in shape. And if the old Armory ever turns into something worthwhile for the community (however you define "worthwhile"), you'd be right in the thick of that too.

Transportation isn't that bad with the 1 train pretty close at 231st and Broadway. The 4 train is also reasonably close with a station at Kingsbridge Road and Jerome Avenue.

Listing of the Day: Listing Stalker

91 Van Cortlandt Avenue, 1 Bedroom - $1100/month

So BoogieDowner has just frightened itself. We ran past an apartment that looked pretty familiar. It wasn't entirely clear why, and then it dawned on me - the weird cubical shelf things! BoogieDowner had profiled this exact unit back in September when it was for sale at $155,000. Back then they were still trying to call this Kingsbridge Heights, when it is clearly Van Cortlandt Village.

It was actually a pretty memorable posting because a lively debate erupted in the comment section about whether Riverdale residents use Riverdale, NY or Bronx, NY as their mailing address.

In any case what would have cost the buyer $1357/month with mortgage and maintenance (with a 20% down payment) now will cost the renter $1100/month. You would not get the tax benefit of writing off that mortgage interest and a portion of you maintenance. Nor would you get to build a little equity, but it's not a bad price for a decent apartment in a decent nabe.

Transportation is a little isolated with the 1 train across the Deegan at 238th or the 4 train at Mosholu Parkway and Jerome. Although, I will say it's nice to be close to Van Cortlandt Park.

Listing of the Day: Kingsbridge Heights

W. 238th off Sedgwick, 2 Bedroom 2 Bathroom - $245,000

This apartment is just massive at 1,100 square feet. It also has a second bathroom. The apartment itself looks well kept and those floors are super shiny.

The hood is pretty nice. You're only a mile south of Van Cortlandt Park. I've seen this nabe called Van Cortandt Village rather than Kingsbridge Heights, but hey the borders of Bronx hood are notoriously fluid.

You would have the whole Target/Marshall's/Planet Fitness mall-ish type complex down in Marble Hill for shopping.


You'd have a about a 5 minute walk to the 1 train on Broadway for transportation.

And remember, no matter how much your agent tells you, size matters. Don't let her laugh at you with her friends after you close on a similarly priced 500 square foot apartment in Bushwick or Bed Stuy.

Listing of the Day: Kingsbridge Heights Co-op

Reservoir Ave & West 197th St, 2 Bedroom - $199,000

This hood is pretty quiet and nestled between the Reservoir and the Harlem River. There are certainly some places to shop close by with Fordham Road a short bit away and the whole Target-philic Marble Hill shopping orgy in your backyard.
If the delayed-opposed-stalled Kingsbridge Armory thing ever gets done, there would be a whole lot more draw to the nabe.

$199K is not a bad price for a two bedroom in Kingsbridge Heights, but the maintenance in this unit is actually a little high at over $900/month. The square footage is listed at 1,100 square feet, which is large even if we take into account that the realtor estimated an extra 20% space for the listing.

Transportation is okay with either the 4 at Kingsbridge Road and Jerome Avenue or the 1 train at 225th.

Listing of the Day: Van Cortlandt Village 1 Bedroom

91 VAN CORTLANDT AVE, 1 Bedroom - $155,000

This is a hidden little nabe right near Van Cortlandt Park, but without the Riverdale mark-up. The listing calls this hood Kingsbridge Heights, but I think the agent is just trying to capitalize on one of the few recognizable real estate hood names in the BoogieDown. I would certainly call this Van Cortlandt Village, but hey, Bronx neighborhood lines are notoriously vague.

In any case, the apartment is pretty damned nice. I sort of like the weird cube-shelve things, but I'm sure they're not for everyone. At a bargain of $155,000 you can put in your own quirky decorative touches when you throw that excess cash into making this pad your own.

I will say that the hood is pretty quite and residential (good), but has an issue with no direct subway service (bad). The closest train is the 4 at Mosholu Parkway, which is about a 10-15 minute walk.

The listing says they'd take 10% down, so you can get into this puppy for only $15,500 and closing fees. That's right - the BoogieDowner does math, too. Oh, and maintenance is only $537/mo.

Also, did we mention Corcoran is the listing company? Fancy, right?
