Listing of the Day: Mott Haven(?) Condo

947 Ave St. John, 2 bedrooms, 1 bath, $227,000

The listing agent is saying that this condo is in Mott Haven, but I have my doubts about that. It's located on Ave St. John near 152nd Street. So might this be Longwood? Yet another neighborhood boundary that is eluding the BoogieDowner...

As you can see from the pics, this newly renovated condo looks super cute... Granite countertops, cherry wood cabinets, stainless steel appliances, all that good stuff. One nice bonus is that the building itself is not massive, so it has that quaint townhouse feel, but with big building amenities, such as a common laundry room, storage area in the basement (we'd kill for that), and access to an outdoor patio. All in all, it seems as if whomever renovated this baby certainly put some thought into it.

For a nice change of pace, the listing agent appears to be upfront and honest about the square footage on this unit... He lists it as 727 sq. ft., making this a small two bedroom. But hey, it's newly renovated with nice amenities and near transportation and only listing for $227,000. Not too shabby.

You can catch the 6 train into midtown a few blocks away at E. 149th Street and Southern Blvd.

as for this particular listing, i am familiar w/ this area + building. when the units first went up on the market a few months back, i was anxious to check them out b/c it's unheard of to find a condo at this price...especially a 2-bedroom!

i did have an opportunity to take a look. the units are very nice but the renovation inside of some of the units are better than others. needless to say, they are decent for the price.

i put an offer in and shortly thereafter set up a meeting with the realtor to discuss next steps.
went to visit the place with a friend and while i walked up to the buildling, it appears that there had just been a shooting in the playground bordering the building. literally as i'm walking up, the yellow tape is being pulled out. after seeing that, i opted not to move forward with the purchase. what was more insulting was the realtor who had been inside the entire time claimed not to have heard the shooting outside -- which was really an assault on my intelligence.

i also visited the area at night (in the summer time), took a stroll over to the police precinct, and talked to local residents at a community board meeting. i heard that the area is "changing" but the reality is that it is light years away from where it needs to be.

nevertheless, i'd encourage 1st time homebuyers to check them out. i'm all for giving people the info that will make them smarter buyers. BUT, do your research.

Yes, it is Longwood. I live on the very street these are located on (for half a year now) and haven't had any problems. In fact, I'd say people in the neighborhood are nice as can be. Maybe I'm biased though!

Looks like some of the units are still available. Amber should reconsider!

Hi I have a friend and he currently lives there at this condo. He did a lot of work to get the place up to par. The area is a little scary but an easy commute into the city. I recently went to visit him only to find the police at his second floor neighbors apt. The building is okay on the front but it needs some work on the inside. He loves his apt but he is a single sweet guy and a little too trusting and I told him he really should move to a safer area.
