I looked at that apartment when it first went on the market - before PEDRO. Check under the oddly placed rugs for large black stains on the floors.

Listing for a loss. They bought for $225,000. I hope the Attorney General can put some kind of lien on the sale. The profits should be turned over to the legitimate health care provider which will eventually take over Soundview when the Espada crime family is thrown out. Remember Soundview money (state Medicaid funds) are alleged to have been used to buy and maintain this apartment. That money should be returned to low-income Bronxites in need of healthcare.

Before anyone gets any funds it has to be sold. No one benefits form the co-op in its present state. As mentioned the purchase price was $225,000 so at a $199,999asking, it will make a smart move for someone especially with interest rates still low. I think the building also qualifies for the CRA interest rate discount as well.

Maybe the Bronx Historical Society could buy it to create a Museum of Political Criminals? Just so we don't get too depressed There could also be a Reformers Wing to praise great reformers in history.

Why would I not care about my Real Estate Business much like you should care about how you put food on your table. To say it's the only thing I care about implies that all of my motives are selfish, which is not only not true it's insulting. Do me a favor get your news somewhere else. It’s obvious you have nothing intelligent to say. Again don’t let the door hit you on the way out. It's obvious you are a mean spririted person. Each day I commit over an hour of my time to post information that I believe is helpfull and informative. What do you do for the community?

There are reformers, or at least honest politicians, but unfortunately, they wouldn't fill even the smaller bedroom in Pedro's apartment. The political criminals would burst the walls of the very large master bedroom.

Trust me it was not critical, just attacking. Attacking comments without any support or reason driven solely by malice will be erased. It’s that simple. Let me try to understand you. Espada's apartment is on the market. It is listed on Zillow.com. The broker is Lisa Miranda (917) 549-7941. Why would anyone pay YOU buyer's fee? A phone call to Lisa is free.
Are you going to delete this, too?

Dear Anonymous:

I will eventually elaborate on this in a more detailed post, discussing the differences between “seller’s agents”, “buyer’s agents”, “broker’s agents” and dual agents”. But this quick “comment post” should put you at ease and educate you some what on the matter.

Lisa “listed” the property, so she most likely represents the seller as a “seller’s agent”. This is the norm on the Multiple Listing Service or “MLS” that Lisa and I are part of. She has a fiduciary responsibility to the seller. Her job is to get the highest price possible for the seller. In order for Lisa to increase the demand for the property, which usually increases the final sales price, she offers a co-broke to other agents/brokers willing to bring her a qualified buyer. In other words, she pays a portion of the commission to an agent or broker that brings her a qualified buyer. So your FIRST answer is, you would not pay me a commission. Any commission I receive would be from the seller, or through the listing agent at closing from the proceeds of the sale. The “buyer’s agent” can ask for a compensation higher than the amount paid by the “listing agent” but this is not a common practice in the Bronx, even though it is more common in other territories like Westchester. Please read my post carefully. I did not mention anywhere in the post that I was asking for an additional compensation on top of the co-broke paid by the seller.

The SECOND question is why would you contact a “buyer’s” agent when you can go directly to the “listing agent”? The answer is to have representation in the transaction with an agent who owes you their fiduciary responsibility and as a common courtesy to the agent or broker that introduced you to the property.

There are pros and cons to having a your own representation in the transaction with a “buyers agent” or dealing directly with the “listing agent”. It is up to the consumer. Which brings me to your THIRD question asking if I will erase Lisa’s contact information you were so kind to post? The answer is I will not erase Lisa’s contact info. I spoke with Lisa and wish her, the seller and future buyer well. If the post helps sell the unit and I do not make a commission that’s fine with me. It’s up to the potential buyer to decide. Good Luck. It’s a great unit at a great price in a great building.

Where is the "rip off"? Using a buyer’s agent to represent you in a transaction where the commission is paid by the seller? Or are you talking in general about using a realtor when selling a property? Statistics show when you use a professional realtor your final "walk away" away number is higher. As per "for me to make money" again when did I say I was Mother Theresa? As a realtor you always try to think outside the box to reach potential buyers and sellers. This is why I do well in the profession. I am sure all the properties you bought and sold were for philanthropic reasons.
