Beyond the actual apartment's pimped-ness, you're literally on the southern edge of the Zoo, so your window might look over the giraffes or other type of exotic animal (not too shabby to have your morning coffee staring out on that). You'd also be close to the Botanical Garden. Arthur Avenue and great Italian grub would be reasonably close.
To sweeten the deal and ease the purchase, the seller will pay all closing costs. In addition there is a 25 year tax abatement, so the taxes and common charge will be pretty low for a while. As a condo, there is no board approval. With a pre-approval letter the seller will even cover the cost of a car service to the open house.
For transportation you'd be a short walk to the 180th 2/5 station or a little longer walk in the other direction for the Tremont Avenue Metro North station.
