GrowNYC’s Bronx Stop ‘N’ Swap is this Saturday in Mott Haven

Here is a non-profit organization I just learned about. I can quickly see why it has been around for 40 years. For anyone looking to clean out their homes and swap what they don't need for something they might, this is a must attend event! Congratulations on your 40 years in business as a not-profit serving the community.

Winter Stop ‘N’ Swaps Offer Cure for Post-Holiday Clutter
January 3, New York, NY – As 2011 begins, so does the annual ritual of cleaning out the old and beginning anew. Familiar resolutions of being more organized and having a smaller environmental footprint raise the same question: what to do with all this “stuff?”

GrowNYC, a local environmental non-profit, offers one solution with Stop ‘N’ Swap events which will span the five boroughs in January and February. The community is invited to bring unwanted but still usable items to donate to a good home. Participants can also bring a bag and fill up on items they would like to take with them. The group asks that all items be portable so others can easily carry them away.
From books and toys to fashionable clothing, house wares and working electronics, items come and go throughout the day, landing quickly in the welcome hands of a new owner. Whatever is left at the end is sorted and donated or recycled. The group estimates that 90% or more of what comes in ends up getting reused.

Stop ‘N’ Swaps have developed a regular following among the thrifty and environmentally conscious. “Stop ‘N’ Swaps have hit at the right time. In this economy, they’re a great way for residents to find things they need without having to pay and they are reducing the amount of garbage that NYC generates,” said GrowNYC Executive Director Marcel Van Ooyen. “In fact, it’s a triple-win; in addition to economic and environmental benefits, they also build community as New Yorkers come out and meet their neighbors.”
“While our primary mission is to help increase recycling in NYC, reusing items is even better, as waste is prevented at no cost,” said Christina Salvi, the Assistant Director of GrowNYC’s Office of Recycling Outreach and Education.

GrowNYC has partnered with local schools, a library branch and community group to co-host a winter swap in each borough:
Staten Island: Saturday, January 8, 11am-2pm
St. George Library, 5 Central Ave at Hyatt St
(one block from the Ferry Terminal)
Manhattan (Inwood): Saturday, January 22, 11am-2pm
I.S. 52 Cafeteria, 650 Academy St. b/t Broadway & Vermilyea
Bronx (Mott Haven): Saturday, February 5, 11am-2pm

Queens (Jackson Heights): Saturday, February 12, 11am-2pm

GrowNYC improves New York City’s quality of life through environmental programs that transform communities block by block and empower all New Yorkers to secure a clean and healthy environment for future generations. GrowNYC achieves its mission through the following projects and programs: Greenmarket, which runs 49 farmers markets throughout the city; Open Space Greening, which creates and rejuvenates community gardens and builds rainwater harvesting systems; Environmental Education, which offers meaningful projects in the areas of conservation, alternative energy and more in intermediate and high schools; the Office of Recycling Outreach and Education, which promotes recycling and waste prevention; Learn It, Grow It, Eat It, which offers teens hands-on nutrition and health programming; Youthmarkets, which oversees youth-operated urban farm stands; and the New Farmer Development Project, which helps immigrant farmers start their own farms in the region. Listing of the Day: Mott Haven Single Family

295 E. 139th Street, 4 bedrooms, 2 baths - $399k

This is a pretty sensible house built in 1899. Unfortunately the interior pics with the listing are woefully blurry (you can try to squint them out after the jump), but the exterior and raw yard space are nice.

Of course Mott Haven is rough around the edges, but there are certainly amenities to use and community-minded people trying to beautify and enrich their nabe. (No need to re-list all the coll stuff and people from Mott Haven that the ole BD has covered - a little light reading after the jump.)

Transportation isn't bad down here with the 4/5/6 stopping at 138th and the Concourse (although sometimes the express 4 and 5 bypass 138th in the am or pm rush).

$399K might be a little high, but you have to think that people don't really expect to get asking in this market. And if they do, they might be waiting a while before unloading their properties.

LIfe at the Clock Tower

The ole BD has always been a bit intrigued by the Clock Tower building on Lincoln Avenue in Mott Haven. The nabe immediately surrounding the Clock Tower certainly has some cool things going for it (Bruckner Bar and Grill, Alexander's, Bronx Hydro and Garden, a handful of antique stores, and good transportation options) and the building itself is kind of unique (a converted piano factory). A little further afield in Mott Haven you also have Pio Pio and Santa Clarita.

We'd never been inside the Clock Tower itself, even though it was profiled in a handful of our Listings of the Day. Well a few days ago a reader named Javi posted a comment on a rather old LOD from the infancy of the BD (August 2008) to sing the Clock Tower's praises. Just thought we'd pass it along and maybe try to elicit some other people's Clock Tower experiences.

Here's Javi's take:
I moved into the Clock tower this past March. As I was researching the place on-line I stumbled across your website, which I've been enjoying ever since. I must say that I enjoy living here. The management company is really working on improving the grounds with a planned dog run and community garden in the back. There are first floor apartments that are duplexes as well as a thriving artist scene. I recently met one of the tenants who is actively involved with the local community Council and of course, you've got the rooftop deck and gym. I hope this helps if you're in the market or considering this place :)
So does anyone else live (or have lived) in the Clock Tower? What's your take?

Bronx Hydro & Garden: Open for Business in Mott Haven

While walking around Mott Haven after last Sunday's brunch at the Bruckner Bar and Grill, we were intrigued by the catchy storefront for the newly opened Bronx Hydro & Garden, a place sure to become a haven for those interested in hydroponics (growing plants in water without soil).

We stopped in to see what the shop was all about, and found out the following:
  • They offer everything you would need in order to get started growing plants and veggies in your apartment -- including expert advice for those interested in undertaking a rooftop garden.
  • They offer a free class called "Intro to Hydroponics" on Saturdays from 10 to 11am.
  • The Mott Haven location is their first, but a Brooklyn location is currently being established.
  • No, Bronx Hydro is not a storefront dedicated to selling weed (although we're gunna guess they might have some helpful tips for growing the sweet stuff...nothing in particular gave us that impression, other than the fact that they seem quite knowledgeable about all aspects of hydroponics).
It's an interesting shop to check out. Here's their full contact info:

Listing of the Day: Clock Tower Rent Increase?

112 Lincoln Avenue at Bruckner Boulevard , Loft - $1475/month

So BoogieDowner has profiled this artsy old piano factory down in Mott Haven a few times in the past. The price fluctuation for a rental in this building kind of reminds me of the Bentley. It looks like the rental price has been moving all around. The last time we profiled this back in June of this year it was listed at $1350. Way back in August of '08 a loft here was listed at $1800/month, then in December of the same year we saw one floating around the interweb listed at $1375/month, then it took a brief uptick to $1475/month in March of '09, until gravity grabbed hold and brought it back down to its June 23 price of $1350/month. Now it's starting to float back up.

Maybe the listing agents and landlord read about the Fed's meeting yesterday and figured that the slow macro-level easing of the recession meant that people in Mott Haven had more money for rent? Or maybe they just realized how cool that roof deck is?

Mott Haven does have some cool stuff going on. There a small but growing art scene (who do you think is living in these lofts?). There is some great grub/imbibing around (Bruckner Bar and Grill, Alexander's, Pio Pio, Santa Clarita etc.). And you'll be living in an old piano factory...but really the building itself looks pretty cool. The transportation is nice with the 6 at 138th and 3rd Ave or the 4/5 at 138th and the Concourse.

What's really cool about this listing is that it actually gives a pic of the roof deck. Pretty serious outdoor/common space for a rental...
Are there any Clock Tower residents out there that would like let us know what life is like in an old piano factory? Is it worth the $1475?

Listing of the Day: Mott Haven Rental

63 Bruckner Boulevard, 2 Bedroom, 2 Bathroom - $1600/month

While not super cheap, this rather large (1,100 square feet) Mott Haven two bedroom is not outrageous either. The thing has two bathrooms for God's sake (with photographic evidence that seems to indicate that the second bathroom actually exists and is not a broker's listing bait)!

This must be some sort of rental chop because the embedded listing lists the price at $1675/month, but the title of the listing has it at $1600/month. This is not a bad share for roomies looking to save a few bucks or a couple that wants a little space.

The location is pretty nice for Mott Haven. The cross street is Alexander Avenue, so you'd be right down in that whole antique shop, artist loft, recording studio, Clock Tower building thing.

Mott Haven has some cool stuff to offer. There's the nascent and growing arts scene, great bars and restaurants (Bruckner Bar and Grill, Alexander's, Santa Clarita, Pio Pio etc.), beautiful architecture, and proximity to Manhattan.

Your transportation would be the 6 train at 138th and 3rd Avenue (one stop from Manhattan).

Listing of the Day: Mott Haven Brownstone

414 East 136th Street, 6 bedrooms, 4 Bathrooms - $444,000

This brownstone is just off of Willis Avenue and north of the Deegan (meaning you can literally see Manhattan from the stoop). The listing doesn't clearly delineate bedrooms and bathrooms, but my count from this very cool floor plan is six bedrooms and four lavatories. The garden and so-called "garden apartment" are pretty damned cool as well.

It's hard to even get a handle on the market for brownstones down here because there are so few publicly for sale. BoogieDowner used to profile the price amputations and chops down on Alexander Avenue during the nervous hysteria of a few months ago, but those listings have disappeared, yet were never filed with ACRIS and the City as being sold. So there are no recent comps to use as a gauge of the market.

This is a pretty big house, with the aforementioned garden. The fact that there are some interior shots in the listing makes me think that it's in better shape than the Alexander Avenue houses the ole BD used to stalk (which never had interior shots and made one think that they needed to be gutted completely).

Mott Haven has some cool stuff to offer. There's the nascent and growing arts scene, great bars and restaurants (Bruckner Bar and Grill, Alexander's, Santa Clarita, Pio Pio etc.), beautiful architecture, and proximity to Manhattan.

The nearest train is a block and a half away at 138th and Brook Avenue.

Listing of the Day: Clocktower Loft (with Roof Deck)

112 Lincoln Avenue @ Bruckner Boulevard, Loft, - $1350/month

So BoogieDowner has profiled this artsy old piano factory down in Mott Haven a few times in the past. It looks like the rental price has been moving all around, but is finally settling lower. In August a loft here was listed at $1800/month, then in December we saw one floating around the interweb listed at $1375/month, then it took a brief uptick to $1475/month in March, until gravity grabbed hold and brought it back down to its current price of $1350/month.

Listing of the Day: Mott Haven Rental

139th Street and Willis Avenue, 1 Bedroom - $1,185/month

This is a large one bedroom in a beautiful old townhouse in Mott Haven. The pictures show one of the nicest apartments I've seen listed down here in a very long time. The exterior of the building looks like something out of the 1920s Mott Haven, and the interior looks like a thoroughly sleek and updated apartment.

Mott Haven has some cool stuff to offer. There's the nascent and growing arts scene, great bars and restaurants (Bruckner Bar and Grill, Alexander's, Santa Clarita, Pio Pio etc.), beautiful architecture, and proximity to Manhattan.

This apartment is right in the thick of it all - a block away from Alexander Avenue, down Willis Avenue from Santa Clarita, a quick walk down to Bruckner Blvd. for a bunch at other spots both artsy and gastronomic. The price for this unit might seem a little high, but the apartment looks extremely well kept and cared for. Plus, all utilities (including electric methinks) are included.

The subway stops right at 138t Street, and is only one stop to Manhattan.

Listing of the Day: Operation Open House

297 Alexander Avenue, 5 Bedrooms, 3 bathrooms -$350,000

This is one of those brownstones on Alexander Avenue in Mott Haven. BoogieDowner has recently been stalking a few and marveling at the price chops and amputations that are taking place. This house, while not profiled by BoogieDowner yet, is in the same sinking price boat as the other brownstones in the immediate area. It was listed at $450,000 in December, down to $350,00 now. We have a mission for you, dear readers: Operation Open House.

You know that Mott Haven has a small, but growing art scene; you know that there are some decent eating options around; you know that the price will be much lower than brownstones in any other part of the City; you know that you'd have really convenient transportation. What you and BoogieDowner don't know is what these things look like inside (never any interior pics provided).

What does TLC really mean for these brownstones? Does it mean complete gut, or cosmetic stuff? Does it mean that these things are shells or habitable? So, we implore you dear BoogieDowner readers, embark upon Operation Open House and visit this place on Sunday April 5 between 11am and noon. You could do brunch at Bruckner Bar and Grill when you're done. Report back on Monday with details and pics if possible.

Listing of the Day: Mott Haven Price Amputation

314 East 140th Street, 4 bedrooms, 2 Bathrooms - $290,000

I know BoogieDowner has been down in this neck of the woods quite often in the past weeks, but it's hard not to be intrigued by the blood bath in price reductions in Mott Haven.

This is a detached two family on 140th Street and Alexander Avenue. I am sure it will need some work, but the price is astounding. This is less a price chop and more a price amputation. Swift and steep did this asking price plummet.

On December 30th, the delusions still circled and the price was all the way up at $525K. By February 25th a mild case of reality set in and the price was chopped to $395K. Now the price has been gutted again and this house can be had for $290K.

You know BoogieDowner is a sucker for running numbers, so here we go: $235,000 chop over 3 months, or $78.3K/month, or $2,611/day, or $108.79/hour, or $1.81/minute in price reductions. At $290K with a 30 year mortgage, you'd pay $1,350 or so, and the taxes would be about $80/month (sure beats co-op maintenance, right?).

Mott Haven itslef is not a bad place to be. Art galleries, food places, some cool architecture on Alexander Avenue, and pretty nice transportation. Get in cheap and own a house for a lot less than most two bedroom rentals. - or wait and see how low this can go. Maybe in a few more months you could barter some pelts or livestock for this residence.

Listing of the Day: Clock Tower Price Inflation?

112 Lincoln Ave. at Bruckner Blvd. 2 Bedrooms - $1475/month

Bucking the trend of most rentals across the City, a two bedroom in Mott Haven's Clock Tower is actually listing for $100 more per month than it was in late December when BoogieDowner profiled it.

This may not be the identical unit (the pics seem worse in the current listing), but it is the same building and the same number of bedrooms, and each listing tried to pimp a November Times article about lofts in New York City that mentioned the Clock Tower.

In any case, there might be something to be said for living in a converted piano factory in Mott Haven. Mott Haven does have some cool art galleries, decent eating options, and great transportation (the 6 at 138th), but BoogieDowner is unsure how the rent could go up in the this economic climate.

Listing of the Day: Price Chop Stalker, Part 2

265 Alexander Avenue, 5 Bedrooms, 3 bathrooms - $350,000

It's a brownstone blood bath out there. This unit was listed for $525,000 back in October when Boogiedowner first profiled it (Great Trig Palin joke after the jump, and no, it's not about his special needs. Honest. It's about his slutty older sister). Then BoogieDowner gave it the old price chop treatment on January 27th when we saw that it was listed for $399,000. Now BoogieDowner's freakish real estate searching habits have discovered that it's been reduced again to $350,000. Let's put this into perspective: that's a $175K reduction in 5 months, or $35K/month, or $1,166/day, or about $48.58 per hour in price reductions on this listing. SCARY...
On the positive side, Alexander Avenue is one of the prettiest in Mott Haven. All those Brownstones are simply beautiful. You'd also be close decent eating options with Alexander's, Bruckner Bar and Grill, and Santa Clarita close by.

Roll up you sleeves and put a little TLC into this puppy and you could have a very nice Bronx brownstone for a crazy cheap price once this whole shit show of an economy settles itself out. Or wait a little longer and see if this ever drops below the $300K mark.

The transportation is pretty sweet with the 6 at 138th and 3rd Ave, and Manhattan only being 1 stop away.

Listing of the Day: Mott Haven Rental

138th and Alexander Avenue, 2 Bedrooms - $1225/month

This is not a bad price for a two bedroom in a pre-war building across the street from the 6 train. The stretch of Alexander Avenue in from 138th north into the 140s is full of really beautiful brownstones. I am assuming that this is in one of those buildings.

Mott Haven has a nascent art scene, a few good eateries like Alexander's, Bruckner Bar and Grill, and Santa Clarita close by, and super close proximity to the City where most of you probably work.

If you're looking to split rent and live in a relatively cool hood, near transportation, art and decent food, check this listing out. Transportation is easy with the 6 across the street.

Listing of the Day: Mott Haven(?) Fedders

659 Cauldwell Ave. , 3 bed/2 bath, 3 bed/2bath, 2 bed/1 bath - $650,000

The listing describes this building as being in Mott Haven, but it is a bit North of 149th and Westchester Avenue, so I am not sure I'd call it Mott Haven (Melrose? Morrisania?).

This is a run of the mill butt fugly Fedders building, but you'd be able to grab a residence and two rental properties for $650K. Not sure that this is the market to take on rental properties, but maybe it could be the time to scrap together whatever you can and get in the game.

If you could beg , borrow, or steal the 20%, which is $130K, the monthly mortgage would be around $3,100. Now $130 K is hard to come by; your author would have to hit the lotto or inherit an Italian soccer team from a long lost uncle. But if you did have some munificent uncle and and somehow came up with the cashish, you'd be able to rent the 2 bedroom for $1,000 and the first 3 bedroom for $1500 at a minimum. That means you'd get a 3 bedroom apartment for about $600/month AND the tax benefits of the mortgage interest AND the equity that would be slowly built.

It would be a gamble (and we've all learned the last few months that real estate gambling is not risky at all, especially if you take out an exotic mortgage, right?), but sometimes you have to take a shot.

On a practical level there's a train right down the block. The 2/5 train stops at Jackson and Westchester Avenues. There's also parking: a one car garage and a two garage driveway.

Listing of the Day: Mott Haven Rental

429 E. 139th Street at Willis Ave, 2 Bedrooms, - $2,000/month

This apartment is in an old school brownstone in Mott Haven. BoogieDowner thinks the rent is still too high, but the apartment is pretty unique with a garden and some outdoor space. 1,500 square feet of a brownstone is pretty cool to have as a rental, not to mention another 850 square feet of garden space. Even if overpriced, you can't say it's not unique. There is mention in the listing of a "flexible 3rd bedroom." Not sure what that means, but splitting $2k three ways would make this unit a lot more attractive.

The listing reads $2,200/month, but the unit is listed on craigslist at $2,000... a clear price chop in the rent. To be honest if you wait a bit it might come down more. Even if you offer, say, $1,800 a month, you might be able to get into the unit.

Obviously Mott Haven has some cool stuff going for it with the whole art scene. There are a few galleries around and lots of cheap-ish studio space if you're an artist yourself. Alexander Avenue is pretty cool too with its handful of antique shops and historic strip of brownstones up in the 140s.

You'd have some decent dining establishments with Bruckner Bar and Grill, Alexander's, Pio Pio, and Santa Clarita close by. You'd also be right in the heart of the NYC Marathon's brief Bronx sojourn so you can cheer in November.

Transportation is easy with the 6 a few blocks away at 138th and 3rd Avenue, and the 4 and 5 at 138th and Grand Concourse.

Peruvian Cuisine Arrives In The South Bronx!

Pio Pio, a Peruvian restaurant with locations around NYC, opened up shop in Mott Haven not too long ago, and how lucky we are! With a great atmosphere to match their delicious food, this place is so popular I have no doubt it will be around for quite some time. While the location seems surprising (138th and Cypress - not a lot of upscale action in that particular area, but hey - who's complaining), the chain's foray into the Bronx does not. And the newly announced Zagat rating will only continue to boost their popularity (this place was packed!)

What I found: lively and energizing music, nice casually upscale decor, attentive and friendly service and food so scrumptious you'll be already planning your next visit before you've ordered your coffee and dessert! Sadly, at this location they cannot serve their famous Pisco Sours, but order one of their huge glasses of Sangria and you'll blissfully enjoy your evening (those things pack a whollop!!). The portions are enormous, so much so that I doggiebagged it and enjoyed leftovers the next day. While the menu isn't vast (hint: you must love chicken), the flavors are delish and the prices so reasonable you will be pleasantly surprised when the bill arrives - that is of course if you either a) are an American Express cardholder or b) you remember to pull cash before you arrive. I was in neither category so I found myself running (in high heels!) to the nearest bodega in search of an ATM. Can we say Total Buzz Kill?!? (Note to Pio Pio owners: What are you THINKING??? But your place is so divine, I guess you deserve a pass...) So, guys - check out their menu and be sure to pay them a visit, AMEX or cash in hand!

Transportation is easy: Just off the #6 Cypress stop.

Listing of the day: SoBro Rental

147 Bruckner Blvd, 2 Bedroom - $1,125/month

So as a follow up to our post and poll about the use of the term SoBro, here's a Listing of the Day that uses the term. The actual agent listing uses the term so we're running with it. This apartment is a little further east than what one would consider the "hipper" parts of Mott Haven (meaning the double digit addresses of Bruckner Blvd. over near Alexander Ave and the 3rd Avenue Bridge), but look at this price!

When BoogieDowner stumbled upon this listing, we were expected a flophouse type of dwelling - maybe something above a live poultry shop - a galleteria if you will. Seriously, a 2 bedroom for less than $1200 in any hood usually means there is some grave deficiency in the unit.

From our meticulous inspection of the interweb pictures and craigslist post, we couldn't find an obvious catch. I mean they had me with the exposed brick wall. I'm a sucker for that stuff. And I am not sure where those stairs lead to (or from), but they seem pretty unique. Then again it could just be the lobby that has a stairway with no railing...hmmm...Which way to the gallerteria?

Transportation is reasonably close with the 6 train at Cypress and 137th.

Listing of the Day: Bronx Brownstone

265 Alexander Avenue , 5 Bedrooms, 3 Bathrooms - $525,000

Mott Haven seems to becoming a little more affordable. A brownstone on this block would have fetched at least $600K+ just a year ago. This is a massive brownstone on the hip-strip of Alexander Avenue. This house is really beautiful from the outside. I imagine it needs some work, but the listing boasts of original details like stained glass, claw foot tubes, and a marble fireplace. A little elbow grease might make this a steal when the market turns around again sometime when Trig Palin and his yet to be born, similarly aged nephew are approaching retirement.

The location is one of the best in SoBro. Proximity to the antique shops on Alexander Avenue near Bruckner Blvd, and great eats and libations at Alexander's, Bruckner Bar and Grill, and Santa Clarita certainly help the appeal.

You know it's pretty serious when the building is listed by Corcoran and the listing name drops an architect from the 19th Century:

"This home was designed by Richard Lomax for Thomas Overington circa 1887. Alexander Avenue has an eclectic mix of historic architectural styles including French and Greek Revival, Italian Palazzo and Renaissance, and Queen Anne."

La-Di-Da... BoogieDowner doesn't even know who Messrs. Lomax or Overington are. In fact, we couldn't even find any info about them by googling them. Corcoran could be making this all up, but it makes for a pretty impressive listing nonetheless. It's kinda like the Hills: I don't even care if it's fake.

The transportation is pretty sweet with the 6 at 138th and 3rd Ave, and Manhattan only being 1 stop away.
