Listing of the Day: Bang For Your Buck in Norwood

3216 Hull Avenue - 3 bedroom, 1.5 bath - $349,000

Talk about bang for your buck...This 3 bedroom/1.5 bath house is downright charming (or at least it appears that way from the outside when I walked past and from pics) and sits on a quiet, shady slice of Hull Avenue. It's only a few blocks away from the Williamsbridge Oval (a great park to begin with that is getting even better thanks to the hard work of the Friends of Williamsbridge Oval), and it has a gorgeous covered front porch along with a sizable backyard.

Interior shots look promising as well, revealing dark hardwood floors and a pretty nice kitchen and bathroom. I think I even spy some pocket doors hiding out in one of the shots leading to the dining room. There appears to be some cheesy linoleum flooring that was put down in the dining room, but there may be some hardwoods ripe for refinishing laying under there. All this, and only steps to the nearest D train station.

This sounds great and all, but what I really wanna know is: does the movie theater seat come with the attic office space? Me thinks Lovely Listing would appreciate photo 12 out of 12.

Listing of the Day: Price Chop(s) in Kingsbridge

180 Van Cortlandt Park South #5C - 2 bedroom, 1 bathroom, $199K

BoogieDowner has been semi-watching this unit for a while. We profiled it a few times when it was first listed at $265K back in May and then when it was chopped a week later down to $259K. Then a little more off the top brought it down to $254K. The chopping resumed in September and settled at $239K. This had been off my listings loop radar for a while, but it caught my eye again today with a chop all the way down to $199K. Not that anyone's counting, but that's a 25% cut in a little over a year - ouch! Maybe the $265K wasn't entirely realistic? Death of a thousand cuts is tough. If the chop had been a bit steeper, sooner, they might have sold this before the expiration of that federal tax credit. In any case, it seems like a decent deal at $199K.

This is a big unit (950 square feet) at the foot of one of the prettiest parks in the City. The building looks well kept - it even has one of those fancy Co-op names ("the Van Cort" - I guess brevity is their thing). This apartment is also right near Riverdale and all of its amenities. One nice local amenity is the opening of the Bronx Ale House. There's also some shopping on Broadway.

The kitchen and bathrooms look like they've been updated and the apartment doesn't appear to need that much work. All in all, this is a pretty solid apartment for a pretty decent (and falling!) price. When we were asking about the maintenance in a previous LOD profile of this unit, the listing agent actually left a few comments. Laura also clarified that the maintenance is $791/month, which is 40-50% tax deductible.

The transportation is very nice with the 1 train a block or so away

Listing of the Day: Grand Concourse/Yankee Stadium Rental

1015 Grand Concourse - 2 Bedroom, $1450/month

Not a bad price for a two bedroom in a decent hood. This stretch of the Concourse has gotten some attention recently with the roadway's 100 year anniversary last year, the new Yankee Stadium opening over a year ago, and a move to landmark a stretch of the Concourse from 167th and a bit south to 153rd streets. Split the $1450 with a roomie and start saving money so you can move your attention to the sales listings, rather than the rentals.

You'd be close to the Bronx Museum of the Arts in this unit. You'd also be close to Yankee Stadium (if you could ever afford tickets) and Joyce Kilmer Park. There's some shopping down near 161st and along Walton. Further afield is the Gateway Center.

The transportation is pretty nice. You have the D/B at 161st (and the 4 at 161st as well for east side access). The Yankee Stadium Metro North is a little far south for this apartment, but it's there too all the way down on 153rd Street.

Listing of the Day: Van Cortlandt Village Fixer-Upper

3326 Giles Place - 5 bedrooms (?), 1.5 bathrooms - $350K

This semi-detached single family is priced right, but must need significant renovation. There are no interior pics and the listing indicates that it "needs work." The place does have a one-car garage, which helps. The listing also gives a range of bedrooms (5-6); I wonder how raw this space is?

The hood is a nice family-oriented nabe. You'd be close to Ft. Independence Park and Van Cortlandt Park, and be in walking distance to the Bronx Ale House (always a good thing).

Shopping is decent with the Target complex down in Marble Hill; Garden Gourmet is reasonably close; and you'd be proximate enough to Riverdale to poach some of the hill-dwellers' amenities.

Transportation is good with the 1-train at both 238th and 231st streets (you'd be kind of equidistant) and Broadway. For east side access you'd have a little further walk (but not crazy) to the Mosholu Parkway 4 train stop.

Listing of the Day: Mott Haven Single Family

295 E. 139th Street, 4 bedrooms, 2 baths - $399k

This is a pretty sensible house built in 1899. Unfortunately the interior pics with the listing are woefully blurry (you can try to squint them out after the jump), but the exterior and raw yard space are nice.

Of course Mott Haven is rough around the edges, but there are certainly amenities to use and community-minded people trying to beautify and enrich their nabe. (No need to re-list all the coll stuff and people from Mott Haven that the ole BD has covered - a little light reading after the jump.)

Transportation isn't bad down here with the 4/5/6 stopping at 138th and the Concourse (although sometimes the express 4 and 5 bypass 138th in the am or pm rush).

$399K might be a little high, but you have to think that people don't really expect to get asking in this market. And if they do, they might be waiting a while before unloading their properties.

Listing of the Day: Belmont Share and the Mussolini

Crescent Avenue at Hughes - 2 bedrooms -$1350/month

This is a perfect share for those on a budget (i.e. grad students) or just getting started. Only $675 per roommie makes this apartment rather affordable. The unit itself looks pretty nice and the hood has
lots to offer.

Now on to the traditional BD Belmont praise and salivation (now with NY Magazine's shout out to Mike's Deli's "Mussolini"):

Belmont is an ideal hood for the foodie in all of us. There are butchers, cheese shops, fish mongers, bakeries, and fresh pasta shops up and down 187th and Arthur Avenue.

This hood is very close to the Bronx Zoo and the NY Botanical Garden for fun. Fordham University is also a neighborhood presence with tons of cultural things to offer, and lectures, and lots of goofy white kids in the neighborhood. Another added bonus from Fordham University, on top of stability, beauty and the top notch education it brings to the hood, is A-10 division one hoops.

BD Restaurant rundown: My favorite 187th restaurant is Tra Di Noi, but to be honest if you lived here you would be REQUIRED to go to Emilia's on Arthur Ave. - simply the best! And try to get a table at Mayor Bloomberg's beloved Roberto's on Crescent Ave. - very good, but in my opinion, a tad overrated. For brick oven pizza everyone raves about Zero Otto Novo, because it is owned by Roberto of the aforementioned Bloomy favorite, but ErLu prefers Antonio's, which is tucked away on Crescent Avenue. There is a whole host of other restaurants to stop at, but we can't give a review of each...take a trip up here and start eating your way through the hood. Whatever you do, DO NOT waste your money on Umberto's Clam House.

For those who like to cook at home there's the indoor retail market, Borgatti's for ravioli, the Pasta Factory for stuffed shells and tortellini, Casa Della Mozzarella for, you guessed it, mozzarella, and Calandra's for general cheese purchases (although their Mozzarella has been reported to be sub par recently). There are also nice wine stores and great delis like Mike's in the retail market - don't mind the laminated photo of Mussolini hanging in the back - and Tino's. [n.b. the "Mussolini at Mike's just made NY Mag's top 101 NYC sandwiches - a very respectable 41]


The BX12 bus runs down Fordham Rd. to the B/D at Grand Concourse and further to the 4 at Jerome Ave. There is also a Metro-North station at the Fordham stop at Fordham Rd. and Webster Ave. that can get you in to Grand Central in 18 minutes.

Listing of the Day: Castle in Bedford Park

308 E. 201st Street, 5 bedroom, 3.5 bathrooms - $599K

This is a very well maintained three family house in the heart of Bedford Park. The home features 2 bedrooms, over 2 bedrooms, with a 1 bedroom apartment on the 3rd floor. The building has always been one of the stunners on 201st street.

A huge bonus to this house in a veritable parking lot in the back with room for 10 cars! Major rental income from those spots in the parking deficient environs of Bedford Park. The missus and I always marvel at the beautiful roses that are seasonally present in the front garden.

You'd be down the block from the Botanical Garden Metro North station and also the station's eponymous verdant living museum. Subway access abounds with the D/B and 4 trains on Bedford Park Boulevard at the Concourse and Jerome Avenue respectively. Some basic shopping is found on Bedford Park Boulevard (pizza, diner, bar, dry cleaners, hard ware, big-ish bodegas, pharmacies, etc.). Bigger shopping can be done at the Target complex in Marble Hill or Fordham Road. For the roadsters out there Westchester offers Stew Leonard's and Costco off the Deegan, and a new Fairway just north of the Bronx border on Boston Road in Pelham.

Listing of the Day: BBQ On the Run

Roaming Address - 0 bedrooms, 0 bathrooms, but one helluva kitchen - $89,995

As city dwellers, most of us daydream of having a nice outdoor space to fire up a BBQ, crack open a cold one, and cook up some nice comfort food. Well, if you've got enough balls (and cash), you can fulfill that dream by snatching up the Mo Gridder's Competition BBQ Trailer, which has been featured on many Food Network programs and is quite well-known to foodies in the NYC metro area.

No word on what's actually happening with the business...We were surprised to see that the newish restaurant annex of Mo Gridder's in the Belmont section of the Bronx was closed when we walked past on a Saturday night during prime dinner hours recently. Their website says the restaurant is closed for renovations, but geez, since the place opened a few years ago it seems that it's been closed more than it's been open.

Well, if any of you readers end up buying this baby, please do invite us over for some ribs and pulled pork soon.

Listing of the Day: 5,000 Square Feet of Restored Beauty

W. 195th Street at Webb Avenue, 5 bedrooms, 3.5 baths - $645,000

This is a property I always drool over when I pass it on my way to Target/Planet Fitness, so when I recently saw the For Sale sign go up, I just had to look it up on the interweb and profile it.

This five bedroom house is located on a whopping 5,000 square foot corner lot. Aside from having a backyard and a garden, this puppy boasts not one but TWO 2 car garages. And hey, if you're in a position to buy a property at this price point, you just may have enough vehicles to fill those garage spots. If not, the rental income for the spots would be some nice bonus money.

Now onto the actual abode...The pictures really say it all with this place. It appears that whoever owns this house has completely restored the property to its original glory. The home features many original details from the 20s and 30s, but also offers upgraded electric, cable and internet wiring. There are three terraces, a pantry, and a solarium. It also appears that some sort of lecture room has been either restored or added to the house - a quirky feature that would be great if you're crazy enough to home-school all those kids filling your five bedrooms.

Listing of the Day: A Stone's Throw Away from Manhattan

601 Kappock Street, 1 bedroom, 1 bath - $165,500

We were only too happy to oblige when a reader/friend of BoogieDowner sent his newly listed Riverdale co-op along to be featured as a Listing of the Day. The amenities this unit have to offer make it pretty easy to see why this is a gem of a listing...at 800 square feet, this unit offers attractive square footage for a one bedroom. The building boasts a part-time doorman and even a pool - swanky!

The neighborhood itself is a nice selling point as well. It's in South Riverdale (looks like it lands in Spuyten Duyvil territory) and a quick walk to the Metro-North station there. The Bx 20 bus is also steps away from the unit and will take you down Broadway into Manhattan.

The building features both indoor and outdoor parking with a wait list. The neighborhood has also recently seen a relaxation in alternate side parking regulations to only one time per week for each side of the street.

If anyone snaps this place up, please promise to invite us over this summer for a swim...I promise to leave my bikini at home and wear a one piece!

Listing of the Day: Norwood Co-op

3520 Tryon Avenue #702, 1 Bedroom - $110,000

This unit is pretty big for a one bedroom at 800 square feet. It looks like the unit has been languishing on the market since February '09 with an initial asking price of $125K. There have been two chops since then, with the last coming in late summer to bring the asking down to $110K.

The space itself is nothing all that special. Average to below average kitchen, same with the bathroom. Although, the raw space is attractive at this price point. When you scroll through the pics after the jump, it kind of seems like the place wouldn't show that well (barren space, with a few scattered pieces of make shift furniture littered about). Either stage it a bit or take everything out, people.

The location is in the northern reaches of Norwood above Gun Hill Road and just south of Woodlawn Cemetery. You'd probably be in the Gun Hill Road retail loop, and maybe a bit in the Jerome Avenue BID. You'd still have reasonable proximity to the Botanical Garden. Montefiore Hospital up on Gun Hill and Bainbridge is a pretty good neighbor. Williamsbridge Oval provides a green respite across Gun Hill Road. A recently discovered amenity in this neck of the woods is a bad-ass gym-cum-health-club-cum-spa-ish-place called Soma. Rumor has it that Soma has some dynamite new spin instructors.

Transportation isn't bad, with either the Woodlawn or Mosholu stations on the 4 train close by, and the last stop on D-train down on 205th. For the fancy pants commuters there's the Williamsbridge Metro-North station off of Webster Avenue and Gun Hill Road.

Listing of the Day: Back By Popular Demand

3119 Bailey Avenue, 2 Bedroom, 1 Bath - $218,000

First my apologies for the serious hiatus on the LODs. Teaching, coaching, tutoring, and fathering all devour my time, so I haven't found myself stalking listings as much as I used to during the summer.

In any case, the Daily News thing from Tuesday, which mentioned the LODs, coupled with a few emails from devoted readers and friends, have convinced me it's time to get back on the real estate profiling horse. Mind you, dear readers, that there may less frequent than daily LODs, but make no mistake: my low level internet addiction will be channeled back toward finding and profiling Bronx real estate bargains, price chops, and general listing miscellany.

Today's reentry into the LOD realm, is a 1,000 square foot 2 bedroom co-op in a nice looking building in Kingsbridge/Southern Van Cortlandt Village.

The unit looks well maintained, with nice floors and stainless steel appliances. The listing states that the maintenance is only $624/month, which is very nice for a 2 bedroom.

The area has a bit to offer with the Marble Hill Target and a multitude of other retail options a stone's throw away. It also doesn't hurt that you'd be in walking distance to the best new(ish) bar in the BoogieDown - the Bronx Ale House. Not a bad local, if you ask me. Proximity to Van Cortlandt Park helps as well (you can even pretend to have a deck!).

Transportation is sweet with the 1 train just down the block at 231st. If you needed east side access the 4 train at Kingsbridge Road and Jerome Avenue isn't that far off.

Listing of the Day: Carrion Chops Again

620 City Island Avenue, 6 Bedrooms - $4,000/month $3,800/month

I guess this is a very soft market for renting out converted French B&Bs on City Island. It looks like former Beep, Adolfo Carrion, is still trying to rent out his old digs on City Island. BoogieDowner had profiled this unit back in July when it was listed at $4,200/month (a chop from an original $4,600). Then the old BD stalked the listing and found a second rental chop in September down to $4,000.

Well, now this puppy has been reduced down to $4,000...$3,800

Addie's off in Washington (although no one is really quite sure what he's doing), and he is still trying to rent his opulent City Island pad.

The craigslist ad BoogieDowner stumbled upon doesn't explicitly mention that it is Carrion's house, but there's only one "Former French B&B" on City Island and only one ex-Beep who used to reside in the aforementioned former French B&B.

From BoogieDowner's past jaunts on City Island Avenue, we can certainly affirm the house's party potential.

This is a little out of most BoogieDowner readers' budgets, but I heard it has a pretty sick catwalk...*wink*wink*

Listing of the Day: The Chop Man Cometh

3845 Bailey Avenue, 3 Bedroom, 2 Bathroom - $399,000

BoogieDowner profiled this house back in early September. I was circling the listing waiting for the price to be chopped. Finally the chop has come.

Now the listing is for $50K less and they've included a backyard pic. The original assessment of the house still holds, but the price makes a little more sense in light of all the fixing up needed on the interior.


Here you go again:

You have to love the exterior of the house and the fact that it comes with an ever elusive garage. I'd certainly classify this as a fixer-upper. The interior looks nice enough, but it appears a kitchen thief absconded with the cabinetry, counter tops, and any post war appliances. While $449K $399K is not that steep for the hood, you'd have to spend at least an extra $20K-$30K (minimum) to redo the kitchen and bathroom. I might do some wallpaper removal as well - it's pretty scary. If a low ball offer was accepted there's a lot of potential here.

The hood has some good things going for it. You are right near Van Corlandt Park, which in itself is cool for biking, running, using the pretty nice public pool, or just watching cricket and rugby matches. You could also pretend you have a lake front deck at Vanny's golf course's clubhouse. Or just play a round if you're an actual duffer. Proximity to Bronx Ale House would provide you with a pretty solid local.

Transportation in this part of the hood would be either the 1 train at 238th Street (super close) or the 4 train at Jerome Avenue and Mosholu Parkway (a little bit further, but not insane).

Listing of the Day: Parkchester Condo

5 Metropolitan Oval #3F, 3 Bedrooms - $185,000

This is a pretty sick price if it is actually a three bedroom. At a little over 1,000 square feet it would be a small 3 bedroom, but at $185K it's hard to nit pick. In terms of Parkchester location, it's right at the center of the complex near the oval. Pretty prime...

Here's the Parkchester bit for those who still remain ignorant of its splendors:


Parkchester is often called a city within a city, and this is an apartment within (kind of, really on the outskirts of) that city within a city - got that straight? Well, in any case, what was once a hidden secret is starting to be discovered and gobbled up.

Parkchester has tons shopping, chief of which are its own Macy's and a Starbucks. There is also a decent amount of public space to hang at, including the ovals of the complex proper and a few fountains. And who doesn't like fountains? Should we also mention that Parkchester is going to have Verizon FiOs soon too? Well, it will.

Parkchester was built under the same idea as Stuy-Town and Peter Cooper Village in Manhattan, and has the same self-sufficient aura. Parkchester is a safe and family friendly hood with decent transportation via the 6 train and bus service. So if you're looking to own an apartment and have enough money to go out, or just need a place you with enough space that you can actually afford with or without roommates or a large inheritance or parental subsidy, check out this apartment and nabe.

Listing of the Day: Appealing to the Troglodyte Set?

So I apologize for the infrequency of LODs the past few weeks; school is back in session and this old academic mustapha is pretty busy.

In any case, as I was trying to remount the LOD horse last evening I came across the worst pitch I've ever seen in a craigslist ad:

$700 / 1br - SECLUDED BASEMENT LAST SUBWAY STOP OF THE #5 TRAIN (DYER AVE BOSTON RD)

Why would a secluded basement at the terminus of the 5 train be attractive to anyone? Is the seclusion mentioned an enhancement to the ad? Couldn't the poster just have called it a "basement apartment?"

Listing of the Day: Corcoran 3-Family

182 E. 206th Street, 3 Family with 5 Bedrooms - $439,000

While the real estate market has been imploding, Corcoran has apparently quietly been snapping up listings here in the BoogieDown. We usually do not frequently
check their site for Listings of the Day because other than a few brownstones in hipster Mott Haven (and of course Riverdale), we don't usually see Corcoran list many properties in the Bronx.

Until now, that is. A quick search on Corcoran's site turned up properties in the Parkchester, Pelham Parkway, Williamsbridge, University Heights (Fordham Hill Oval, to be precise) and Longwood areas. Fancy!

Bedford Park is also represented, with this interesting 3 story 3 family investment property on E. 206th Street sandwiched between the Grand Concourse and Mosholu Parkway. What the place lacks in charm can easily be made up for in the potential for rental income. The property is currently set up as two separate floors of two bedroom apartments and another floor with a one bedroom apartment. Each unit has one bathroom and a nice balcony. At $439,000 this is a pretty nice deal for someone looking to become a landlord but not wanting to have to renovate a large single family property.

For mass transit, you'll probably be taking the 4 train from Mosholu Parkway, which is about a five minute walk. You're also not too far from the Botanical Garden stop of the Metro-North. If you've got a car, you're conveniently located not too far from the Major Deegan, Henry Hudson, Saw Mill, and Bronx River.

Listing of the Day: Grand Concourse Rental at a Scamingly Low Rent

167th and Grand Concourse, 2 Bedroom - $1,175/month

This apartment seems crazy cheap for the location and size, so I wouldn't surprised if you got a reply from a Nigerian prince looking for you to wire him the security deposit as a response. But it's worth a shot I guess? Only one listing pic makes it even more suspicious, though.

The hood has got some stuff going for it. You'd be close to the Bronx Museum of the Arts in this unit, which is currently running an exhibition about the Grand Concourse's centennial. You'd also be close to Yankee Stadium (if you could ever afford tickets) and Joyce Kilmer Park. There's some shopping down near 161st and along Walton.

To be honest, this is just a pretty sensible apartment (with a shockingly low rent) that looks well maintained and is in a decent and improving hood. The transportation is pretty nice. You have the D at 167th (and the 4 at 167th to the east). The Yankee Stadium Metro North is a little far south for this apartment, but it's there if you need it all the way down on 153rd Street.

Listing of the Day: Price Chop in Kingsbridge

180 Van Cortlandt Park South, #5c, 2 Bedrooms - $239,000

BoogieDowner has been semi-watching this unit for a while. We profiled it a few times when it was first listed at $265K back in May and then when it was chopped a week later down to $259K. The chopping resumed in late August and after a few whacks with the old price ax the asking price is down to $239K. One nice improvement to the hood since the last time we posted about this is the opening of the Bronx Ale House. That's a pretty solid local if you ask me.

This is a big unit (950 square feet) at the foot of one of the prettiest parks in the City. The building looks well kept - it even has one of those fancy Co-op names ("the Van Cort" - I guess brevity is their thing). This apartment is also right near Riverdale and all of its amenities.

The kitchen and bathrooms look like they've been updated and the apartment doesn't appear to need that much work. All in all, this is a pretty solid apartment for a pretty decent (and falling!) price (although you'd be crazy to pay the asking price for anything in this market). The maintenance isn't listed, so that is a kind of big X-factor. A super high maintenance could be a deal breaker; high maintenance usually means a poorly managed building and it's a monthly fee that in all honesty doesn't provide much (horribly regulated heat? a super?) and builds no equity.

The transportation is very nice with the 1 train a block or so away
