This is not a traditional Listing of the Day. It's not that cheap, and not really near a subway, but it is pretty big for a one bedroom (800 square feet). BoogieDowner received a request from a reader to help out with this listing, and we want to keep the readership happy.

Listing of the Day: Cheapest Riverdale Rental Ever

445 West 240th Street, 1 Bedroom - $750/month

BoogieDowner usually doesn't cover much Riverdale stuff in the Listing of Day. That's not because we don't love you, Riverdale - we do! It's just that your real estate prices (both rentals and purchases) tend to be pretty damned high already. BoogieDowner is always trying to highlight the crazy cheap and undervalued housing options in the Bronx.

Well, here is an insanely cheap apartment for rent right near Manhattan College. The unit is only $750/month and it is a one bedroom and not a studio. It would be hard to come by this price for a studio in a much less desirable hood.

The pictures look nice and the hood has some signs of life with college spots and normal shopping/eating options.

In any case, eat it up, Riverdale - you made it! Hopefully this Listing of the Day makes some weary Bronx apartment hunter very happy. You're welcome.

Listing of the Day: Riverdale for less than $100K

6291 Broadway, #A1, Studio - $89,000

BoogieDowner usually doesn't have many Riverdale Listings of the Day, but not because we don't love you, Riverdale. Really, we do. It's just that it's often difficult to find the BoogieDowner troika of criteria for a Listing of the Day in Riverdale: cheap, big, and great transportation. Well one and a half aint bad, right?

This unit is a 400 square foot studio in the northern section of Riverdale for only $89,000. What really attracted BoogieDowner's weary real estate scouring eye was the price tag. I have never seen a studio in Riverdale for this low of an asking price. The maintenance is a bit high at $455, which works out to over $1 a square foot, but hey it's Riverdale.

In terms of amenities, you'd be close to the famous Wave Hill and across the street from Van Cortlandt Park. And if you walk south and further into Riverdale, you'd have access to Liebman's Deli, which ErLu, a decidedly Gentile couple, fell in love with at the Taste of the Bronx event this past Sunday at Lehman College.

Transportation is reasonable, at least by Riverdale terms. You are maybe a 15 minute walk north of the last stop on the 1 train at 242nd Street and Broadway.

'Tis the Season for Insane Jealousy

Christmas has come early for Riverdale residents, who will now have to move their cars only twice a week (as opposed to four times a week) thanks to the City's decision to amend alternate side parking regulations for the streets in Community Board 8.

New York Times' Sewell Chan had the scoop on today's announcement... click here to read. This isn't a done deal yet, but it's expected to be officially approved in January.

We, being Bedford Park residents, are experiencing an extremely unhealthy and gut-wrenching sense of jealousy at hearing this news. Residents in our neighborhood have to move their cars Monday, Tuesday, Thursday, and Friday for an hour and a half. I guess the vast difference between the alternate side regulations for Community Board 8 and Community Board 7's streets just means we litter a lot more over here in Bedford Park and need constant trash removal?

Well, here's hoping that jolly old St. Nick will answer BoogieDowner's Christmas wish for an easing of alternate side parking here in the streets of Bedford Park. But it's important to remember it can always be worse... we could live down around the corner from Bruckner Bar & Grill were residents have to move their cars from midnight to 3am Thursday mornings! That shit wouldn't fly in Riverdale...

Trouble in Paradise?

Holy crap... these two reports from The Riverdale Press blow our theory that life is perfect in Riverdale.

1) Their blog, Riverdale Ramblings, is following reports that apparently there's an NYPD traffic agent traipsing around town and issuing bogus parking tickets. NYPD Commissioner Ray Kelly is in receipt of the complaint and is looking into it. BoogieDowner is sure this is right at the top of his list.

2) In their most recent issue, Riverdale Press is asking the question: "Will the economy cause spike in arson?" Yikes. If people are already going around torching shit in Riverdale, is there really hope for the rest of us?

Country Living in the City for Under $500K

Only in the Bronx kids... or, more accurately, only in Riverdale.

This weekend's "Habitats" article by Dan Shaw in the New York Times' Real Estate section highlights a cute gay couple, David Byars and Joel Isler, who moved from Gramercy Park to Riverdale after snatching up a 2 bedroom pad super close to the Hudson River for $459,000. They were even able to gut renovate and turn it into their dream home, complete with "adjoining his-and-his bathrooms."

But of course their friends "were in shock" upon finding out the couple had moved to the Bronx. Imagine the shock if they had moved to the actual Bronx and not the picture of quaintness and perfection that is Riverdale... gasp! (Now please don't get all uppity Riverdale readers... you have to admit, life is pretty sweet over there overlooking the Hudson, right? Right.)

Quest for Challah in the Bronx...

As today is Rosh Hashanah, the Jewish new year, we thought it appropriate to highlight Daily News reporter Dorian Block's quest last week for challah bread made in the Bronx.

After trying about five different bakeries in the Bronx, as well as speaking to the faithful at Temple Emanuel in Parkchester and the Hebrew Institute of Riverdale, Mr. Block was finally able to find authentic Bronx challah bread at M & M's Kosher Bakery on Johnson Avenue in Riverdale.

One thing Bronxites of any faith can mostly likely agree on is that challah bread is hella good.

Listing of the Day: Riverdale Co-op

3235 CAMBRIDGE AVENUE, 4 Bedrooms, 3 Bathrooms - $649,500

Now, the BoogieDowner usually does not cover much Riverdale real estate. That's not because we don't love Riverdale, we do. Van Cortlandt Park is great, Wave Hill is great, I can even enjoy a nice Manhattan Japers' hoops game when they're getting thumped by the Fordham Rams.

The scarcity of Riverdale real estate coverage is due to the fact that for the most part the cost per square foot you'll get in Riverdale is much higher than in other less exclusive parts of the Bronx. But there's no denying the draw of the quasi-suburban feel while still technically being in the city. There's a reason people pay a premium to snatch up real estate in Riverdale.

If the mantra of the Listing of the Day is cheap, big, and with good transportation, this listing is all about size. A BoogieDowner reader sent in a hot tip on a HUGE (if not cheap) place in Riverdale (Thanks, Joy!). Size is what got this puppy in the door.* So here we go...

This thing really is massive in terms of size. It's bigger than most houses. Four bedrooms and THREE BATHROOMS. Really, how many people have three bathrooms in their residence? Million dollar homes on Long Island or in Westchester do not have three bathrooms.

There is also laundry in the apartment itself, a den, and eleven closets. While the price tag is certainly out of range for a lot of BoogieDowner readers, if you're hunting and that's your price point, why pay the same amount for a 600 square footer on the Upper East Side or Tribeca?

Transportation can be tough in Riverdale with no direct subway line, but if you can pay this number for an apartment, you can afford the Metro North ticket into Grand Central.
