Listing of the Day: Grand Concourse/Yankee Stadium Rental

1015 Grand Concourse - 2 Bedroom, $1450/month

Not a bad price for a two bedroom in a decent hood. This stretch of the Concourse has gotten some attention recently with the roadway's 100 year anniversary last year, the new Yankee Stadium opening over a year ago, and a move to landmark a stretch of the Concourse from 167th and a bit south to 153rd streets. Split the $1450 with a roomie and start saving money so you can move your attention to the sales listings, rather than the rentals.

You'd be close to the Bronx Museum of the Arts in this unit. You'd also be close to Yankee Stadium (if you could ever afford tickets) and Joyce Kilmer Park. There's some shopping down near 161st and along Walton. Further afield is the Gateway Center.

The transportation is pretty nice. You have the D/B at 161st (and the 4 at 161st as well for east side access). The Yankee Stadium Metro North is a little far south for this apartment, but it's there too all the way down on 153rd Street.

There is even an entire website, DemolitionofYankeeStadium [dot] com, if you are craving more detailed coverage. Well, at least High Bridge can get a replacement community park sooner rather than later now.

Listing of the Day: Yankee Stadium Studio

Walton Avenue and 165th Street, Studio - $800/month

This is not a bad little studio for those who are tired of having roomies or being subsidized by a third party for rent. The nabe is affordable and close to transportation, but don't think you'd have to leave the hood to enjoy yourself...

You'd find yourself in the heart of the Yankee Stadium development orgy in this apartment. Obviously, the City and the Yankees want this hood to do well. It's probably one of the most heavily visited outer-borough attractions for tourists. Expect an already decent hood to flourish. Now if only you could use slightly illegal municipal bills to fund your next move like the Yankees, you'd be looking at real estate sale listings instead of rentals, but that's fodder for another post.

Joyce Kilmer Park on 161st Street is a nice stretch of green across from the courthouse. The park runs more north-south than East-West, so your more northerly spot here at 165th doesn't mean you'll be schlepping too far. You'd also be close to new and the old Yankee Stadiums, of which the latter at some point in the future hopefully will become a bad ass park for the community (although sadly the city and the Yankees are moving at a snail's pace on the project).

You'd be reasonably close to the recently opened Gateway Center Mall. The Bronx Museum of the Arts is just on 165th and the Grand Concourse, but there is art up and down the Grand Concourse in the 160s and 150s with beautiful Art Deco architecture. You'd also be near the new healthy foodie option 4Food.

Lots of choices for transportation. For those who work on the West Side there is the B/D at 161st. For those who work on the East Side there is the 4 at 161st and Jerome. And pretty soon you'll have a Metro North stop around the corner as well.

Another added bonus of the hood is that if you're a keggler, the nabe's got you covered too; Ball Park Lanes is on 160th and River Avenue (literally across from the soon to be old Yankee Stadium).

Listing of the Day: Yankee Stadium Rental

811 Walton apt C-25, 1 Bedroom, 1 Bathroom - $1200/month

Let me first began with the full admission that the ole BD is aware that this apartment is pretty expensive when it comes to Bronx one bedrooms. A few reasons BoogieDowner decided to profile it anyway:

1) It's pretty hard finding a listing everyday that meets the BD troika of criteria (size, price, and transportation) for LODs. Summer vacation should not be spent scouring real estate listings at the freakish rate at which I scour them in during the school year.
2) I really like the hood down here and I think it should be appreciated more.
3) They had me at the exposed brick wall and the granite counter top. What can I say, I'm a sucker for that stuff.

So back to the apartment - it's a one bedroom that the listing seems to indicate has never been inhabited before. It is at 157th and Walton, which would place it right near Franz Sigel Park and right near the old Yankees Stadium, which at some point in the future hopefully will become a bad ass park for the community (although sadly the city and the Yankees are moving at a snail's pace on the project).

Still the whole Yankee Stadium thing should bring some development to the hood. There is the recently opened Gateway Center down south a bit and the new Metro North Station in the same direction.

To the north you have Joycer Kilmer Park and further north on the Concourse the Bronx Musuem of the Arts (small but thoroughly underrated museum).

Transportation is nice with the B/D/4 all at 161st street. The aforementioned Yankee Stadium Metro North station is down on E. 153rd as well.

Listing of the Day: Concourse Co-op

825 Walton Avenue, 1 Bedroom - $150,000

Being squeezed into an overly crowed D train that eventually spewed out a mass of normally Bronx-averse Yankee-clad goofy white people at 161st Street yesterday on my commute home made the ole BoogieDowner think "When is the last time I ran a Yankee Stadium area LOD?" So here is a decent one bedroom south of 161st and east of the Concourse on Walton avenue. It's a pretty decent size at 700+ square feet and the coup de grace is that the maintenance is only $285/month.

A little more about hood (again): You'd find yourself in the heart of the Yankee Stadium development orgy in this apartment. Obviously, the City and the Yankees want this hood to do well. It's probably one of the most heavily visited outer-borough attractions for tourists. Expect an already decent hood to flourish.

Joyce Kilmer Park on 161st Street is a nice stretch of green across from the courthouse on 161st. In this apartment you would have been right across from Macombs Dam Park, which is the site of the new stadium. Maybe when they knock down the old stadium, there be some new park land for the residents of the nabe. You'd be reasonably close to the new Gateway Center Mall, which already has some stores open (Home Dept?) with more to follow soon.. The Bronx Museum of the Arts is up on 165th and the Grand Concourse, but there is art up and down the Grand Concourse in the 160s and 150s with beautiful Art Deco architecture. You'd also be near the new healthy foodie option 4Food.

Baseball season has got BoogieDowner feeling a little neglectful in covering the Yankee Stadium area. So here is a nice sized one bedroom (725 square feet) for a decent price ($139K). This unit is right near the new Yankee Stadium.

Listing of the Day: Co-op on the Concourse

800 Grand Concourse 3-ES, 2 Bedrooms, 1.5 Bathrooms - $250,000

Since yesterday was opening night for major league baseball and today is the general opening day, BoogieDowner thought we'd bring you something in the much ballyhooedand speculated upon Yankee Stadium area. This unit is very big (check of the floor plan after the jump). It has two large bedrooms, and one and a half bathrooms. It also boasts of a full time doorman. Another nice option is that parking is available (for $198/month). There is no wait list. If you've ever had to contend with parking in the Bronx that seemingly high number is worth every penny. To top it off, the maintenance is not that bad at $680/month (especially since you're getting a doorman out of the deal).

This is a very large apartment in the Yankee Stadium area. At 4 bedrooms, you should either have a super big family or a few friends that are looking to share. The single bathroom with such a large unit is a bit of a drawback. But hey, if you and 3 of your friends need to pay your own rent and want to live near transportation in a hood with some cool stuff to do check this out. It even appears that the place is somewhat renovated.

Listing of the Day: In the Shadow of the Stadium

941 Jerome Avenue, 1 bedroom co-op - $139,000

Sometimes here at BoogieDowner it seems like we have a Yankee Stadium Listing of the Day once a week (in reality it's closer to twice a month, but it feels more often). I've purposefully tried to avoid the whole stadium area for a bit (especially with the whole muni bond and administrative office unpleasantness and subpoenas afoot), but the photo got me here. This apartment is LITERALLY across the street from the new stadium. Not sure how that would be in terms of noise on game day, but you'd be right in the thick of it.

We shan't describe again what's in the hood (Gateway Center, Stadium, Bronx Museum, new Lou Gehrig Plaza, and our favorite Bronx bowling spot, Ballpark Lanes).

The unit does have a swell looking kitchen (what can I say? I'm a sucker for dark wood and granite). There is a live in super and laundry. Unfortunately Fluffy and Spike would have to be euthanized for you to get this pad (no pets). Or for those of you who aren't evil, I guess you could get someone to adopt the unwelcome pets.

There is mention in the listing about there being some "income requirements." Not exactly sure what that means in this specific unit, but I'm sure you can't be a millionaire season ticket holder who's looking for a stadium-a-tierre for game day.

In reality it's an Housing Development Fund Corporations (HDFC) building. What HDFC means is that this is a building once owned by the City that is being turned (or has been turned) into private co-ops.

Transportation is nice with the 4 , B, and D all at 161 and River. In the next few years there will be a Metro North stop as well.

Listing of the Day: Grand Concourse Co-op

800 Grand Concourse, 2 Bedrooms, 1 Bathroom - $224,000

Obviously the hood is on the upswing with the whole Yankee Stadium/Gateway Center development orgy happening, but this apartment itself is pretty damned nice too.

The apartment is renovated, has a nice pass through in the kitchen, and how can you not love the pimped out walkway outside of the building with 3 foot tall numbers for the address. You'd also have a 24 hour doorman in the building, which is a rarity in the Bronx outside of foo-foo Riverdale. And the maintenance is only $558! The listing mentions indoor parking, but the BoogieDowner is sure that it must be expensive and wait listed. Just a hunch...

You'd be super close to the Bronx Museum of the Arts, and all the aforementioned Stadium development. Joyce Kilmer and Franz Sigel Parks are pretty cool as well.




Transportation is sweet with the B/D and 4 at 161st Street.

A Closer Look at the New Yankee Stadium

Seth Pinsky, head of the New York City Economic Corporation, has a piece in the Daily News attempting to silence the haters who are not in support of the construction of the new Yankee Stadium.

He explains that new jobs for Bronxites, a new Metro-North station, increased tax revenue for the city, and the Yankees agreement to stay put in the BoogieDown for 40 years (among other benefits) are win-wins for all parties concerned.

He also reminds us that not getting hit in the head with falling concrete from the 86-year-old Yankee Stadium is a good thing.

We know not all of you living in the immediate area will agree with Mr. Pinsky that this is a "home run" for Bronx residents... let the comments begin.

Listing of the Day: Yankee Stadium Co-op

800 Grand Concourse 2 Bedroom - $225,000

This apartment is at 157th street on the Grand Concourse - right in the heart of the Yankee Stadium development orgy. Obviously, the City and the Yankees want this hood to do well. It's probably one of the most heavily visited outer-borough attractions for tourists. Expect an already decent hood to flourish. Now if only you could use slightly illegal municipal bills to fund your next move like the Yankees, this real estate purchase would be so much easier.

A rather quirky aspect of the apartment is the serious wall-length disco mirror. But hey, I guess the mirror makes it look bigger*. A really nice amenity is that parking is actually available at an attended garage for $189/month. Even if $189 seems high, it beats not being on a waiting list. Alternate side is a bitch (except for this Tuesday. Because of Diwali, the Hindu festival of Lights alternate side is suspended. Say a prayer of thanksgiving to Lakshmi).

Joyce Kilmer Park on 161st Street is a nice stretch of green across from the courthouse on 161st with a nice lorelei statue (A lorelie is like a German siren. If you don't know what a siren is I can't help you. Read some Homer). Right across from this apartment is the hidden Franz Sigel Park, which park dwellers actually have to ascend to enjoy. It is pretty cool to be elevated over the nabe - a little green oasis in the sky. The Bronx Museum of the Arts is up on 165th and the Grand Concourse, but there is art up and down the Grand Concourse in the 160s and 150s with beautiful Art Deco architecture.

Yankee Stadium Metro North Stop

Some of the most undervalued amenities of the Bronx are the Harlem and Hudson lines of Metro North. And the Bronx is going to get another station in the next year or so at Yankee Stadium. Click here for an Daily News article about the progress.

The map below is pretty hard to read, so BoogieDowner will list all the stops these two lines make. Most are 20 minutes to Grand Central and 15 minutes to 125th Street.

Harlem Line: Melrose, Tremont, Fordham, Bontanical Garden, Williamsbridge, Woodlawn, and Wakefield.

Hudson LIne: [Yankee Stadium], Morris Heights, University Heights, Marble Hill, Spuyten Duyvil, and Riverdale.
Just a little FYI for people who maybe didn't know how plentiful the transportation options are here in the BoogieDown.

The Daily News' Greg Smith and Juan Gonzalez have filed a bombshell report regarding the investigation into a "possibly inaccurate tax assessment" which was used to dole out millions of dollars in tax-exempt bonds for the new Yankee Stadium.

Read This Article.

If you live in the Bronx, used to live in the Bronx, are thinking of living in the Bronx, love the Yankees, or love to hate the Yankees, you must read this enlightening and obviously lovingly crafted article on the history of the Yankee Stadium area of the South Bronx by The New York Times' David Gonzalez.

Even as a relative newcomer to the Bronx, this strikes me as one hell of a great article.

Here are two powerful excerpts which sum up the theme of the piece:

"To love the Bronx is to love it when it is down, and yes, it was battered and staggering 20 years ago. But the beauty — yes, beauty — of that era was that people decided to stay and make it work. A generation of grass-roots leaders had stepped forward to spur the borough’s turnaround." [NY Times, David Gonzalez]

"If there is greatness here, it is not only in a baseball dynasty. It is found in the stubborn refusal of residents to give up on their neighborhood. The Yankees’ neighborhood. The South Bronx." [NY Times, David Gonzalez]

The Bronx, Gandhi, Yankee Stadium: We Love It!

As the last game at Yankee Stadium comes upon us tonight, the BoogieDowner decided to share a Yankee story that you wouldn't find many other places (except for the New Jersey Jewish News- which is where we found it).

Originally, a written piece in the New Yorker by Chet Wililamson in 1983, this spoof was adapted to the screen by California filmmakers Stephanie Argy and Alec Boehm.

It turns out (as per the spoof) that Gandhi had to come to the U.S. for a matter of national security and FDR had any records of the trip destroyed. Except for that pesky stint as a pinch hitter for the NY Yankees against the Philadelphia A's.

My favorite part of the screen-spoof's website is when it refers to Gandhi as the "Tiny Terror of Tealand", better known to his teammates as "Mo." Not sure if that first one isn't a little offensive. Indian-Americans, are you offended?

New Metro- North Stop(s)?

Ground has been broken for the new Metro-North Station at Yankee Stadium, with an expected completion date of second quarter 2009. In addition, the MTA is reviewing plans for 3 new Metro-North Stations for Co-op City, Parkchester, and Hunts Point.

All 3 communities are currently seeing monumental growth and a resurgence. Hunts Point is particularly ripe for a station as the population is growing, as is subway and bus ridership in the area, including Longwood.

In addition to making the Eastern Bronx more easily accessible (and therefore more attractive), these new stops on the Metro-North would open up job opportunities in Westchester and other counties to the north to residents of the South Bronx. There is also vacant land, including industrial sites, available for development that could be used to cater to the newcomers and riders of these future stops.

Listing of the Day: Rent for Less than a Hostel

WALTON AVENUE at 165TH STREET - Studio $850/mo
No need to deal with annoying roommates in this studio near Yankee Stadium. In this bargain basement edition of the Listing of the Day, I do not bring you luxe and glam, but stone cold affordability. If the rent was pro-rated over a normal 30 day month, you'd be paying $28/day. That's more than your college roommate living in Cleveland pays for gas everyday to get to work from his mom's house. It's just plain dollars and cents people.

Technically, this nabe is called Highbridge, but let's just call it by what any agressive real estate broker would: Yankee Stadium area. Did I mention they're building a new one?

It is pretty cool to be elevated over the nabe - a little green oasis in the sky. The Bronx Museum of the Arts is up on 165th and the Grand Concourse, but there is art up and down the Grand Concourse in the 160s and 150s with beautiful Art Deco architecture.

Lots of choices for transportation. For those who work on the West Side there is the B/D at 161th (express) and 167th (local). For those who work on the East Side there is the 4 at 167th. And for those who don't work at all, well, you can probably still afford this apartment just with the checks that nana sends you for your birthday. Cool your unemployed hours bowling at Ball Park Lanes on 160th and River Avenue (literally across from the soon to be old Yankee Stadium).

Game days are fun, and with rent this low you can always afford a ticket, or at least a few beers at one of the dive bars on River Ave.
