Summit Avenue and 161st Street, 2 Bedroom - $1200/month

This apartment is on Summit Avenue and 161st Street - right near the river. You'd find yourself in the heart of the Yankee Stadium development orgy in this apartment. Obviously, the City and the Yankees want this hood to do well. It's probably one of the most heavily visited outer-borough attractions for tourists. Expect an already decent hood to flourish. Now if only you could use slightly illegal municipal bills to fund your next move like the Yankees, you'd be looking at real estate sale listings instead of rentals, but that's fodder for another post.

Joyce Kilmer Park on 161st Street is a nice stretch of green across from the courthouse on 161st. You be reasonably close to the new Gateway Center Mall, which is set to open in the next year or so. The Bronx Museum of the Arts is up on 165th and the Grand Concourse, but there is art up and down the Grand Concourse in the 160s and 150s with beautiful Art Deco architecture. You'd also be near the new healthy foodie option 4Food.

Lots of choices for transportation. For those who work on the West Side there is the B/D at 161st. For those who work on the East Side there is the 4 at 161st and Jerome. And pretty soon you'll have a Metro North stop around the corner as well.

Another added bonus of the hood is that if you're a keggler, the nabe's got you covered too; Ball Park Lanes is on 160th and River Avenue (literally across from the soon to be old Yankee Stadium).

Listing of the Day: Studio for Less than $100K

1020 Grand Concourse (Btwn 164th and 165th), Studio Co-op $99,000

This is a studio for less than $100K that is not even in a peripheral nabe... Highbridge is popping. This particular building is supposed to be the gem of the hood, with 24 door man service and an on site garage for parking. As an added bonus, the maintenance is only $479/month.

As with most Bronx hoods, the transportation is very nice. B/D or 4 at 161st.

You all know about the Yankee Stadium buzz, so I won't repeat myself. You should also realize how cool the Bronx Museum of the Arts is, which is right up at 167th.

Did I mention that this co-op actually has one of those shee-shee-foo-foo names? Well it does: the Executive Towers.

So if you have $10K for a down payment (only 10% required) and a desire to be ahead of this real estate thing, check it out. The full purchase price of this co-op is about what the down payment on a studio in some Manhattan hoods would be. Do the math, count the space, take the train, move to the Bronx.

Listing of the Day: Rent for Less than a Hostel

WALTON AVENUE at 165TH STREET - Studio $850/mo

No need to deal with annoying roommates in this studio near Yankee Stadium. In this bargain basement edition of the Listing of the Day, I do not bring you luxe and glam, but stone cold affordability. If the rent was pro-rated over a normal 30 day month, you'd be paying $28/day. That's more than your college roommate living in Cleveland pays for gas everyday to get to work from his mom's house. It's just plain dollars and cents people.

Technically, this nabe is called Highbridge, but let's just call it by what any agressive real estate broker would: Yankee Stadium area. Did I mention they're building a new one?

If you don't know what a siren is I can't help you. Read some Homer). South of the courthouse is the hidden Franz Sigel Park, which park dwellers actually have to ascend to enjoy. It is pretty cool to be elevated over the nabe - a little green oasis in the sky. The Bronx Museum of the Arts is up on 165th and the Grand Concourse, but there is art up and down the Grand Concourse in the 160s and 150s with beautiful Art Deco architecture.

Lots of choices for transportation. For those who work on the West Side there is the B/D at 161th (express) and 167th (local). For those who work on the East Side there is the 4 at 167th. And for those who don't work at all, well, you can probably still afford this apartment just with the checks that nana sends you for your birthday. Cool your unemployed hours bowling at Ball Park Lanes on 160th and River Avenue (literally across from the soon to be old Yankee Stadium).

Game days are fun, and with rent this low you can always afford a ticket, or at least a few beers at one of the dive bars on River Ave.
