Listing of the Day: Belmont Share and the Mussolini

Crescent Avenue at Hughes - 2 bedrooms -$1350/month

This is a perfect share for those on a budget (i.e. grad students) or just getting started. Only $675 per roommie makes this apartment rather affordable. The unit itself looks pretty nice and the hood has
lots to offer.

Now on to the traditional BD Belmont praise and salivation (now with NY Magazine's shout out to Mike's Deli's "Mussolini"):

Belmont is an ideal hood for the foodie in all of us. There are butchers, cheese shops, fish mongers, bakeries, and fresh pasta shops up and down 187th and Arthur Avenue.

This hood is very close to the Bronx Zoo and the NY Botanical Garden for fun. Fordham University is also a neighborhood presence with tons of cultural things to offer, and lectures, and lots of goofy white kids in the neighborhood. Another added bonus from Fordham University, on top of stability, beauty and the top notch education it brings to the hood, is A-10 division one hoops.

BD Restaurant rundown: My favorite 187th restaurant is Tra Di Noi, but to be honest if you lived here you would be REQUIRED to go to Emilia's on Arthur Ave. - simply the best! And try to get a table at Mayor Bloomberg's beloved Roberto's on Crescent Ave. - very good, but in my opinion, a tad overrated. For brick oven pizza everyone raves about Zero Otto Novo, because it is owned by Roberto of the aforementioned Bloomy favorite, but ErLu prefers Antonio's, which is tucked away on Crescent Avenue. There is a whole host of other restaurants to stop at, but we can't give a review of each...take a trip up here and start eating your way through the hood. Whatever you do, DO NOT waste your money on Umberto's Clam House.

For those who like to cook at home there's the indoor retail market, Borgatti's for ravioli, the Pasta Factory for stuffed shells and tortellini, Casa Della Mozzarella for, you guessed it, mozzarella, and Calandra's for general cheese purchases (although their Mozzarella has been reported to be sub par recently). There are also nice wine stores and great delis like Mike's in the retail market - don't mind the laminated photo of Mussolini hanging in the back - and Tino's. [n.b. the "Mussolini at Mike's just made NY Mag's top 101 NYC sandwiches - a very respectable 41]

The BX12 bus runs down Fordham Rd. to the B/D at Grand Concourse and further to the 4 at Jerome Ave. There is also a Metro-North station at the Fordham stop at Fordham Rd. and Webster Ave. that can get you in to Grand Central in 18 minutes.

Listing of the Day: Little Italy Obscured

474 East 187th Street, 2 Family House - $439,000

There's not much to tell you about the house itself. The only listing picture is like a real estate Lady Gaga - you can never quite get a good look at her face because it's always obscured by some outlandish accessory. Well this huge tree is to the listing as a ridiculous facial accessory is to Lady Gaga. We're kind of sure there's something decent underneath, but can't be certain. That's why we keep looking.

In any case, the unit is in a pretty fun hood (even if it is a bit further east from Arthur Avenue than I'd like). You'd still be in the whole Little Italy scene.

Here's the old BoogieDowner Belmont bit (Now with Umberto's Clam House hatred!):

Belmont is an ideal hood for the foodie in all of us. There are butchers, cheese shops, fish mongers, bakeries, and fresh pasta shops up and down 187th and Arthur Avenue.

Also, for BBQ-heads, MoGridder's just opened up a few months ago in Roberto's old location (although ErLu has yet to partake). For brick oven pizza everyone raves about Zero Otto Novo, because it is owned by Roberto of the aforementioned Bloomy favorite, but ErLu prefers Antonio's, which is tucked away on Crescent Avenue. Ditch some grub impoverished and expensive-ish hood like Bushwick and make an investment in Belmont.

187th and Beaumont Streets, 2 Bedrooms - $1400/month

A two bedroom in the heart of foodie heaven at $700/month for a share. The apartment has new wood floors and an adequate kitchen. 187th is a stretch with lots of cafes, pastry shops, and "social clubs." There are also butchers, cheese shops, fish mongers, bakeries, and fresh pasta shops up and down 187th and Arthur Avenue.

Listing of the Day: Must Love Iguanas

One bedroom 'Room for Rent,' 187th and Belmont, $600/month

Umm, yeah, you may want to do a few things to spruce the place up.

Today's listing is a sublet in a 3 bedroom apartment in the Heart of Little Italy. Be forewarned, this baby is for the animal lovers out there. The guy who's looking for a roomie is very forthcoming about his situation: he's got two iguanas, three turtles and a dog. Actually, the listing says the dog has his own room. So at least it's one less roomie trying to use the potty I guess.

Here are the details: for $600/month (minus $100 off your first month), you'd get what appears to be a nice sized bedroom at 187th and Belmont Avenues with two windows, two closets and built-in shelving units. You'd be sharing the bathroom and kitchen with "Tony" (and of course the ignuanas, turtles and Fido). Utilities are included.

And here's the scoop on Belmont:

Belmont is very close to the Bronx Zoo and the NY Botanical Garden for fun. Fordham University is also a neighborhood presence with tons of cultural things to offer, and lectures, and lots of goofy white kids in the neighborhood. Another added bonus from Fordham University, on top of stability, beauty and top notch education it brings to the hood, is A-10 division one hoops.

This apartment is right on 187th and near Arthur Avenue, which are both great stretches lined with cafes, restaurants and pastry shops. My favorite 187th restaurant is Tra Di Noi, but to be honest if you lived here you would be REQUIRED to go to Emilia's on Arthur Ave. - simply the best! And try to get a table at Mayor Bloomberg's beloved Roberto's on Crescent Ave. - very good, but in my opinion, a tad overrated. Also, for BBQ-heads, MoGridder's just opened up a few months ago in Roberto's old location.

For those who like to cook at home there's the indoor retail market, Borgatti's for ravioli, the Pasta Factory for stuffed shells and tortellini, Casa Della Mozzarella for, you guessed it, mozzarella, and Canlandra's for general cheese purchases. There are also nice wine stores and great delis like Mike's (in the retail market - don't mind the laminated photo of Mussolini hanging in the back) and Tino's.

Listing of the Day: Roommate Hunt

Fordham Road and Crotona Avenue, 1 Bedroom in a 2 Bedroom - $650/month

This Listing of the Day isn't really profiling a super cheap, big, or even transportation privileged place (the normal troika of Listings of the Day), but the situation melted BoogieDowner's blackened heart. The thaw of Spring is on!

In any case, the listing is for a shared apartment in the Belmont/Fordham University area (really the eastern edge of the the hood). It appears that a Master's student at Fordham is moving out in May to take an internship, but his/her roomie is staying. It's pretty admirable that the person is searching for a replacement and not just skunking the remaining roomie with lurch in the lease.

The picture (you read that right - singular picture) looks decent and the hood does have some stuff to offer like Arthur Ave, Fordham Rd., Fordham University, the Zoo, and the Botanical Garden. It's pretty cheap if you don't mind completely unknown craigslist roomies. To be honest sometimes that's better, because you can hate them and not destroy a relationship.

For transportation, you'd probably be relying on the Bx12 on Fordham Rd to get to either the B/D on the Concourse or the 4 at Jerome, or head east for the 2/5 at White Plains Rd on Pelham Parkway.

Listing of the Day: Belmont Rental (Welcome U2!)

2378 Hoffman Street, 2 Bedrooms - $1600/month

In honor of the U2 rocking the ole alma mater today, BoogieDowner has decided to give you a student aimed Belmont Listing of the Day.

This apartment is a perfect share for college students, recent college grads, people who live in New York City and aren't hedge fund managers, or for people who do not have a dentist dad who can fly in from Salt Lake City to buy them an apartment. It's clear that the target demographic here is Fordham students. The ability to sign a 9 month academic year lease; the choice of furnished or unfurnished; and the fact that the listing shouts in all CAPS "FORDHAM COLLEGE STUDENT APARTMENT" makes it pretty clear.

There is nothing outstanding about the apartment (and it's not even all that cheap, but methinks that in this market a bit of negotiating could be done with the landlord), but you'd be near all the foodie attractions and the other stuff in close proximity to the hood. Here's BoogieDowner's Belmont bit. Enjoy (again):

Belmont is very close to the Bronx Zoo and the NY Botanical Garden for fun. Fordham University is also a neighborhood presence with tons of cultural things to offer, and lectures, and lots of goofy white kids in the neighborhood. Another added bonus from Fordham University, on top of stability, beauty and top notch education it brings to the hood, is A-10 division one hoops. Season tickets for Rams basketball are only $195 (another great way to spend all that extra cash). Although, the really stink this year...graduating 4 of 5 starters can do that.

This apartment is in Belmont and close to 187th and Arthur Avenue, which are great stretches lined with cafes, restaurants and pastry shops. In honor of the new Business Improvement District that Belmont is set to get in the coming new year, BoogieDowner has decided to give you a Belmont Listing of the Day.

This apartment is a perfect share for college students, recent college grads, people who live in New York City and aren't hedge fund managers, or for people who do not have a dentist dad who can fly in from Salt Lake City to buy them an apartment.

Oversaturation of Bars? Blasphemy!

The Daily News's Dorian Block reports that Community Board 6, which includes Belmont, East Tremont, and Fordham, is pushing to cease the awarding of liquor licenses to any new businesses in the area.

While not overtly stated, it's pretty obvious to this ex-Fordham bar crawler that part of the reason they are seeking this moratorium is because they're sick of Fordham students clogging the streets of Belmont/Little Italy making noise at 2am.

Hmmmm, tricky scenario. While it must be annoying to live above one of the FU bars, it's pretty harsh to fight for a ruling that makes it extremely difficult for new businesses to obtain a liquor license. The board says they are not targeting new restaurants, but I fail to see how they would not affected. Does this seem like a good decision in terms of economic stimulation in the Belmont area? No sirree.

I'd also like to point out that although there are certainly negatives that the Fordham students bring to the Belmont area late at night, they (and their families) also spend a lot of money in the hood. The economic boost they give by spending money in the restaurants, bakeries, food stores, and coffee shops shouldn't be overlooked.

Fordham students are also heavily involved in community service throughout the Bronx, and particularly in the Belmont area. So this blogger's official stance on this topic is: you have to take the good along with the bad. If you limit the amount of recreational options that are available to students, they will just head to Manhattan and spend their money there. It's a slippery slope... If a message is sent that their presence is not appreciated, the area could feel a major economic hit.

Listing of the Day: Rental Steal in Little Italy

My favorite 187th restaurant is Tra Di Noi, but to be honest if you lived here you would be REQUIRED to go to Emelia's (no fancy inter-web link, but they don't need one. It's that good.) on Arthur Ave. - simply the best! And try to get a table at Mayor Bloomberg's beloved Roberto's on Crescent Ave. - very good, but in my opinion, a tad overrated.

There is no fee for this apartment because the company actually owns it.
There is an open house tomorrow (Tues. Aug 19th from 6-7pm). Check it out and report back.
