Listing of the Day: Throgg's Neck Rental

2613 Schurz Avenue, 3 Bedrooms, 2 Bathrooms - $1800/month

This is a find if you need a ton of space in a nice residential nabe. Located in Throgg's Neck (keep the extra G for the old timers), this apartment is new construction with parking (PARKING!) and a balcony. It's right on that small strip of coast that lies between the Whitestone and the Throg's Neck Bridges (no extra G on the bridge, thank you Robert Moses...). You'd be just northeast of Ferry Point Park.

While new construction does have the chance of being shoddily done and being put up a bit too quickly, this at least looks like it's pretty nice. Really high ceilings and what looks like nice space with an open floor plan. At the very least you'd be getting a ton of space for $1800/month.

Not a lot of subways in this neck of the woods (pun intended!). You'd either get used to the car culture and utilize that parking that comes with the apartment or rock the express bus like most Throgg's Neck residents who commute into Manhattan. If the MTA fare hikes have you down on the express bus, you could also do the local to a subway stop (probably the 6) and save a few bucks.

Listing of the Day: Throgg's Neck Short Sale

136 Meagher Avenue, 3 Bedrooms, 2 Bathrooms -$399,000

Throgg's Neck is a nice residential area right near its eponymous bridge. This particular house is semi-detached and boasts of a finished basement with a separate entrance (rental income?).

The pictures show a dwelling that might need a little updating, but not a full scale handy-man special. Not entirely sure why they didn't move the stripped down mattress that was leaning up against a wall before taking the photos for a real estate listing, but I've seen stranger things (like this LOD that had a a pic of a TV playing the 70s program "Good Times").

You're sort of near the water, which might be nice for walks. The house also has a backyard, which is often hard to find in New York City. The nearest subway station is pretty far away, so you would have to bus it to a train. Although, I am assuming most people in Throgg's Neck embrace the outer-borough car culture.

Listing of the Day: Throgg's Neck House

1014 Swinton Avenue - 6 bedrooms, 2 baths, $579,000

A really well maintained two family house with tons of room -3,025 square feet to be exact.
Well-done floors and a moderately updated kitchen helps make this 6 bedroom beauty even more attractive. A little greenery and landscaping never hurt anyone, right?

Throgg's Neck is a very family-friendly hood with lots of houses and not as many apartment buildings as in the rest of the BoogieDown, which means it is less crowded. In fact, parts of Throgg's Neck can have a downright suburban feel.

Monthly taxes of $271 are lower than the maintenance on most one bedroom or studios in the Bronx. The six bedrooms are split into two units: one 4 bedroom unit and a two bedroom unit.

Most people wouldn't use more than the 4 bedrooms and could then rent the other unit to help defray the cost of the mortgage.

Throgg's Neck is somewhat of a car-culture, but there are certainly express buses to the City and local buses to the subway to the City.

In any case, this is a great house for a great price. Trying to settle down and buy an affordable house (or apartment) in NYC aint easy. At less than $100k per bedroom this house defies real estate logic. For those of us who don't have a cool mil to burn on a smallish house in Lefferts Gardens, there's always Throgg's Neck. Wise up people - move to the Bronx.

HGTV's "Hidden Potential" in Throgg's Neck

Well I wanted to post a fancy in-post video or at least a direct link, but since this video is not on youtube, I have to post a link and directions (lo siento, migos!) What a piss-poor blogger. So, please click on the link below and then on the left side you need to click "Seeing Green"- (2nd vid from the top). This episode of Hidden Potential is about a young family house-hunting in Throgg's Neck on a budget.

HGTV Hidden Potential - Throgg's Neck

It's always nice to see mainstream media (is HGTV mainstream?) covering the Bronx.

Listing of the Day: Coastal Living in the Bronx

3 bedroom AND Water views for less than $500K...only in the Bronx.

This condo even has a 15 year tax abatement!

Throgg's Neck is a residential area hugging the coast of the Bronx in the shadow of the the nabe's eponymous bridge.

The only real drawback to Throgg's Neck is that there is no subway close by, so the only way in and out without a car is express bus or local bus to the 6, but hey I'd walk to work if I could pay that price and get that view!
