BoogieDowner has been alternating between opulence and disrepair in our Friday Listings of the Day recently. Here is another sojourn into the sordid and sullied region of Flophouse Friday. Morris Heights is rocking the Flop House hard today, kiddies.

When I stumbled upon this unit, I was expecting an uninhabitable mess. While the pictures do show a pretty filthy and cluttered residence, it does look salvageable. If one were to clear away the crap on every inch of furniture, put some bedding on the bed, lay said bed flat on the ground, and get the dishes out of the bathroom sink, maybe a somewhat livable environment might present itself.

The listing states: "Home will be sold with existing violations in place. House needs to be totally renovated. Bank will clear monetary part of violations. Cash buyer to clear violations."

Not sure what that means, but it does not sound so good...

This isn't the most tranquil or irenic nabe in the world, but there is some cool stuff to do/see in Morris Heights, though.

Roberto Clemente State Park is a 25 acre waterfront state park in the hood. That certainly doesn't hurt the quality of life. Another neighborhood gem, which is housed on Bronx Community College's campus, is the Hall of Fame for Great Americans (you've gotta check of the panoramic virtual tour after the jump). This pantheon of great Americans is beautiful, classical, overlooks the Harlem River, and was America's first "Hall of Fame" in 1900. Eat it Cleveland and Cooperstown.

If you need to take the subway, you would just walk to the 174th/175th B/D at the Concourse or the Mt. Eden 4 stop at Jerome. Morris Heights also has its own Metro North stop, which is only a block away from this apartment.

When you think of far western Morris Heights, think Inwood for half the price. Well, maybe think eastern Washington Heights in the 1980s for half the price...

LIsting of the Day: Morris Heights Rental

This is a pretty cheap studio in Morris Heights. This isn't the most tranquil nabe in the world, but if you're looking for cheap rent and no roommates, this is for you. There is some cool stuff to do/see in Morris Heights, though.

Roberto Clemente State Park is a 25 acre waterfront state park in the hood. That certainly doesn't hurt the quality of life. Another neighborhood gem, which is housed on Bronx Community College's campus, is the Hall of Fame for Great Americans (you've gotta check of the panoramic virtual tour after the jump). This pantheon of great Americans is beautiful, classical, overlooks the Harlem River, and was America's first "Hall of Fame" in 1900. Eat it Cleveland and Cooperstown.

Two bedroom apartment in a hood that hugs the Harlem River and has a state park to call its own. This is located to the far west of Morris Heights about a block away from the eponymous nabe's Metro North stop, which is convenient.

If you need to take the real subway, you would just walk down Tremont (the cross street is West Tremont) to the B/D at the Concourse or the 176th 4 stop at Jerome.

Listing of the Day: Size Matters

1855 Grand Concourse - 2 Bedroom, 2 Bathroom $199,000

1,440 square feet. Stop and contemplate how much room that is. That's bigger than some houses.

This massive apartment is located on the border region of Morris Heights and Tremont, but like a lot of Bronxites, you'd probably just say you lived "on the Concourse" instead of giving some neighborhood.

If you ever got bored of each of those 1,440 square feet or alternating between your two bathrooms you could enjoy one of three parks in walking distance. Roberto Clemente State Park, which incidentally is not run by the parks department, but by the state - go figure with a name like that - is a 25 acre waterfront park on the Harlem River. The smaller Claremont Park is the closest but also most low key. The biggest and best in the hood is Crotona Park. Crotona Park even has a lake and twenty tennis courts that play host to the the annual Bronx Pro Tennis Classic... take that Queens, with your fancy-ass Arthur Ashe/US Open nonsense!

Transportation couldn't be more convenient. You have your choice of the B/D at Tremont, the 4 at 176th or even the Metro North at Tremont and Park Ave.

Just remember that your broker is lying to you if she tells you size doesn't matter. Once you close on that 300 square foot studio in Bed-Stuy for the same price, she'll be laughing about it with her friends behind your back.
